DVC Direct Purchase - Annual Dues

I bought my 1st contract on the resale market (180 AKL) and now addonitis has led us to needing a smaller contract of 25 points AKL. When buying direct I've got a question about annual dues.

I know at this point in the year we get free 2018 points without having to pay annual dues. When I look at our newly closed contract online I'm not seeing any 2019 annual dues that need to be paid like our 180 point contract. Will the 2019 annual dues appear at some point or did our closing date (12/27) miss the 2019 due cycle?

They will be due in January if you didn't pay them in December.

It took a while for our direct contract dues to show up. We bought 25 AKV points in December 2017 and it was a couple weeks after closing before we could pay them online. So just wait, it will show up eventually.

I think it is possible that you paid your 2019 dues at closing since your closing was December of 2018.

I've never known DVC to include dues payments when buying direct. It's always been billed 6-8 weeks later after signing.

You actually will pay 2018 dues as well as 2019 dues for your direct purchase, but given the time of year you purchased your 2018 dues will be VERY little. Assuming you bought on December 30, 2018, your dues would be something like 2/365 * points * dues per point. They are prorated for when you bought during the year no matter what the use year is. We bought 75 points in mid-October with a Feb use year and paid about $1.39 per point of 2019 dues, which is just over 20% of the year.
