DVC Developer Points question

OK, so I'm seeing all these contracts being bought at AKV and these people getting 160 developer points because the building they are buying into is not built yet. So my question is where is Disney getting the room to SQUEEZE these developer points into the existing DVC system? I thought the majority of the actual paid for non developer points would pretty much cover all the rooms for the year in one form or another? I know that there are points that get used on cruises and other excursions out of the resort circle but enough to cover giving away that many developer points?
 
I haven't heard of any complaints regarding members being unable to use their developer points. I had no problems booking the Grand Californian at DL for Sept. with ours.
 
I do believe these points are putting pressure on existing DVC Resorts. Particularly around F&W, XMAS, NYE etc. No way to prove this but it has to have an impact.

I thought this sounded like a good reply and I was thinking the same think.

I also had no problem in using my developer points.

Since you want a more on topic answer, perhaps you shoud trying emailing the folks in charge directly instead of on an internet forum. Just my opinion.:surfweb:
 
I get the feeling that when we used our Developer points at SSR last October the unit we were in had not actually been 'sold' as DVC at that time and therefore rather than leaving it empty the Developer points were a way to obtain maximum occupancy on units already for use but not sold. Now SSR is nearly sold out I guess there are fewer unsold units about.

I believe the developer always keeps a certain percentage of the rooms for each resort which may provide some of the space needed to use these points. I also think that the developer points are one of the reasons people are finding it harder to get reservation changes at 7 months and also to get more last minute reservations. At one point it seemed as if they were pushing the "use the developer points for exchange vacations through II or the other non DVC options" but I don't think that made a big impact on where the points got or are getting used. I have also wondered just how long they can keep giving out points that really don't exist if the units are not completed and as one PP said now that SSR is essentially sold out that limits the space there. It almost seems like "overbooking" and hoping some members will not use all their points.

I also wonder who pays maintenance fees on those points and how they are allocated as far as resorts go. Aren't some of them only usable at SSR?
Seems like the mf revenue should be split among the resorts the points are used at.

:confused: I never did feel comfortable putting the off topic smiley there cause HE IS NOT SMILING. LOL.

Anyway, I did feel it was not answering my question though because I never asked if people had problems using developer points..... I asked if people who owned non developer points were having problems making reservations because all the developer points were jamming up the system and taking all the rooms. :hug:

Oh yes, thanks for that idea Claire. I never thought of that. So the developer points could possibly equal points that never sold from completed ssr rooms then? Very interesting. Thanks for the input. :)

Yes, some very good thoughts.

This is exactly what I was thinking but could not put it into words this well and more. I never even considered the MF issue because developer points are in a sense free and all exempt from all Maintenance Fees too. :confused:

Yes, this is what I was thinking too. This is why I asked the question to see what everyone else who doesnt have developer points were thinking.
