I feel like the ROFR thread keeps going off the topic and I wanted to put my opinion somewhere so it's going here
I, personally, don't think I'd ever buy a stripped contract because there's no way to predict the future. Can you imagine if resale prices plummeted by the first time points were available? A hurricane/earthquake/fire can take out the resort before I ever get to stay there and I'll be on the hook for the costs of that? I'll pass.
However, I can "sort of" see the appeal of a contract that maybe is missing a year or even 2 (if it's possible to borrow from the third year) if you think/expect the closing to take a long time due to divorced sellers, international sellers, Aulani resale, etc.
