Recently I submitted a request on one of the DVC rental companies for a certain room on a certain set of days. It was and still is showing available on the Disney website at rack rate yet when I tried the rental route I was told it was unavailable.

Does Disney take DVC accommodations away from DVC members and keep them as rack rate only accommodations? That doesn't sound very good for the DVC community OR is the rental company unable to put together the points to make the booking and just telling me the dates are unavailable? Would be interested in finding out what is really going on here.

They are two different room inventories. DISNEY retains a percentage of ownership in the DVC resorts that they can rent out to cash guests, also any points a member uses outside DVC, for Adv by Disney, cruises, and so forth, are transferred to cash rentals to offset the cost of the trade. These rooms can not be used by DVC Members, because they either represent Disney's ownership interest, or they have technically already been rented on points by the member when they were traded to the non-DVC venue.

As the previous posted said. And, the DVC rental companies don't own the points they rent. They find owners who are not going to use the points they own and offer those for rental. Generally speaking, if you want to rent points from one of those companies, you need to be starting your search about a year prior. Especially right now.

They don’t take them away, in addition to points acquired in exchanges, DVC is contractually required to retain 2% of the points at each DVC resort & sometimes they own more. Right now they own over 50% of the DVC resorts in active sales - VGF & Riv., so they rent what they own out for cash, just like private owners rent their points out to whomever they want.
Rental brokers match people wanting to rent w/ people willing to rent their points out. If this is in regards to your visit this summer you posted about a couple of months ago your stay is less than 7 months out (when owner’s aren’t limited to booking their home resort) thus the broker likely has owners w/ points so the DVC villas at the resort/view you want are probably 100% booked.
People cancel & change reservations, so something that is unavailable in DVC inventory one day may become available later, thus it doesn’t hurt to keep checking, but this year has seen very high demand, so I’d explore alternatives.

To add, there is a third way that rooms end up for cash.. Breakage. DVC takes rooms not booked within 60 days from arrival and can offer them for cash. DVC owners get some of that income to offset dues,

DVC can also anticipate what breakage might be based on trends, and can pull sooner.

So, plenty of times when nothing is there for points bookings but there is for cash.

Thank you for all the replies and setting me straight. This is a last minute add-on so I'm likely going to have to pay RR.

Yeah, this is one of the classic questions - it's even on the explanation pop up for this forum...

Have you considered looking at the DVC rental boards here? You might find an actual owner with the availability you need.

I just got a note from WDW saying there is construction at GFV so I'm not going to spend the extra cash. We have our GFV accommodations, I was considering a GFGV upgrade but I know that I'll regret it. I'll save it for another time.

This is exactly what happened to me. Perfect dates were available at GF for my November trip- when I tried to book it the reservation was not available anymore. So disappointed.

Rooms on the Disney site are not rooms controlled or in the DVC inventory for owners to book. Completely different buckets/inventory. And the rental sites will show you the cost for a specific stay at a DVC property when you enter your dates, but it doesn’t mean they have the room to actually book.

Also, even when rooms are available, there are people who stalk - checking the website several times looking for cancellations. Rooms can book quickly and something can show up and then be gone moments later if there only was one room available. Members looking at DVC member inventory within seven months have to be able to pull the trigger and book the room the moment its available - especially the smaller resorts and especially during the last quarter of the year. .
