Dues/MF question

First, thanks y'all for the excellent advice on resales brokers!

We found a BCV with the right amount of points, etc. I have a questions on dues/MF which are around 5$/point for BCV. Does that include everything in the MF ie operating budget, capital reserves budget, and property tax? Or are each of these separate? I guess my central question is whether or not the MF is "all inclusive" or are there separate fees in addition to the MF?

Also, we can use a Disney Rewards Visa (we love earning Disney Dollars) for the MF's correct??

Your MFs are all-inclusive and include all the fees you mentioned.

I'm pretty sure you can use your Disney Visa to pay the bill. Someone please correct me if I'm wrong.

I think you can use the Disney Visa to pay the annual fees if you pay them once a year in January, but not if you pay them monthly. Monthly fees must be deducted from your bank account.
