FYI, DVC has stated on numerous occasions that about 75% of all operating expense categories combined are wages and benefits. The replacement cost esitmate at RIV is higher, but I haven't dug into the budget breakdown yet--partly it is higher because more Vacation Homes were declared into the condominium. And materials feeds into that, but only partly. Materials accounts for about 2/3 of new construction vs. labor, but I have no idea how that compares to maintenance (I suspect the labor-to-materials ratio is higher in renovation?)
The five largest componetns of Dues at RIV, in order, are:
Housekeeping: $2.23/pt, (4.8% increase)
Property Taxes: $1.98, (flat, but 2025's estimate was low)
Capital Reserves: $1.15 (3.4%)
Transportation: $0.99 (9.9%)
Front desk/admin: $0.93 (9.7%)
Housekeeping and Front desk are pretty much all labor. Transportation and Reserves are part labor, part equipment/materials.
If you are buying resale now, then most likely CCV still since it went up less than SSR and BLTSo. Now that we have updated numbers, what is the best SAP/SAP+?![]()

So. Now that we have updated numbers, what is the best SAP/SAP+?![]()
This is when you do some Disney Math. So, do we think that it will still be, what, 2 years yet until everyone is over $10?
I've only been an owner for a few years now, but even in that short time, there used to be quite a few resorts in the $7's. Now there's officially none.
Yes I couldn't believe CCV is still lower than AUL-S.I think honestly now people should really only be buying SAP+ not SAP.
Im going to say CCV is the best value of all, beating out AUL Sub. The only caveat would be if you plan to go to Aulani every year or every other year.
I've read somewhere the property was recently appraised over $1G.Wow,,,SSR 47% more for taxes,,whats up with that....for me it totals about $23 more per month,,still not selling,,,maybe renting,,,hmm
Is that one billion? sorry not sure what the "G" stands forI've read somewhere the property was recently appraised over $1G.
CCV had a lower increase % but AUL-S still has lower dues. $9.02 CCV vs $8.24 Aul-SYes I couldn't believe CCV is still lower than AUL-S.
I would still rather have AUL for the home advantage though knowing that I should still be able to get something at WDW at 7 months.
thanks!!CCV had a lower increase % but AUL-S still has lower dues. $9.02 CCV vs $8.24 Aul-S

So AUL-S is still the lowest then by a slim margin![]()
