DUES Info! - All resorts dues have been released

Wages but also construction materials
The replacement cost esitmate at RIV is higher, but I haven't dug into the budget breakdown yet--partly it is higher because more Vacation Homes were declared into the condominium. And materials feeds into that, but only partly. Materials accounts for about 2/3 of new construction vs. labor, but I have no idea how that compares to maintenance (I suspect the labor-to-materials ratio is higher in renovation?)

The five largest componetns of Dues at RIV, in order, are:

Housekeeping: $2.23/pt, (4.8% increase)
Property Taxes: $1.98, (flat, but 2025's estimate was low)
Capital Reserves: $1.15 (3.4%)
Transportation: $0.99 (9.9%)
Front desk/admin: $0.93 (9.7%)

Housekeeping and Front desk are pretty much all labor. Transportation and Reserves are part labor, part equipment/materials.

I'll do the same exercise with the 2024 Notices for BLT and SSR.

Gulp, yuk.

Add-on-itus prophylactic!
So true!

So glad I traded my AKV points for CCV points before this news. Whew.

VGF and CCV isn’t too bad.
Yea, I’m thinking VGF is looking good!! lol

*edit*
I’m sure Paul has made a post already, but if not here it is.

Thank you. I am restricted to just my phone right now and makes it hard to copy all the info.

I never read this whole thing before but has some fun info.

So for SSR in 2024 notice they had 255k of unsold points being held, that's down to 155k in this notice. Its as of the year end of the prior year so way out of date now, but still interesting that they dropped their unsolds that much over a year.

My napkin math on 1160 points is a $552.63 increase for us. A little latch broke on the sliding door last time I was at CCV and I muttered to myself... I'm going to pay for this.

Still super happy to be here and for the memories these trips bring.

420 VGF
2025: $7.9298 =$3,330.5
2026: $8.3142 = $3,491.96 ($161.46 increase)

740 CCV
2025: $8.4914 = $6,283.63
2026: $9.02 = $6,674.8 ($391.17 increase)

SSR
Income taxes - 47% increase 💸
Administration and Front Desk - 9,94% increase
Transportation - 9,85% increase
Maintenance Fee - 8,7% increase
Security- 7,98% increase
Housekeeping - 7,57% increase

Ad Valorem Taxes - 11,04% increase
Capital Reserves - 5,36% increase
