Dues and Age of Resort

I find myself thinking about Annual Dues from a different perspective....

Everyone always points out that VB dues are high because of the fact it is on the ocean... But I find myself wondering if the issue isn't that, but is actually the size of the resort.

OKW has 587 Units spread over 46 buildings according to Bing (who knows, but I'd agree generally with those numbers)

VB has 211 Rooms according to Wikipedia (again, I'd agree generally with that number)

OKW is not on the ocean, but does have a lot more land it seems... Dues are $10.51

VB has dues much higher... $14.30... despite a slightly less attractive points chart...

BUT WAIT.... Vero Beach didn't build the entire resort.... they only built half of it.... the dues that "should be there" if the entire resort were built (VB Subsidized) are $11.24... Not too far from 10.51... and you could explain that difference on a number of factors - whether it be beach, still a smaller resort, etc.

HHI is another example... 123 rooms... and dues are $11.92...

Not really sure what all of this means... but it does make me wonder if this is why DVC isn't building stand-alone (non shared resources) small associations too much anymore...

Maybe. They bought and declared 63 cabins at Ft Wilderness and that's only 63 units, each in a standalone building. Sort of the epitome of your example. And the dues there are punitive.

Lakeshore Lodge on the other hand...

While there aer many factors that go into dues (budgets are published), there are many factors that are fairly constant on a per room basis.

As a result, dues will be conversely related to point charts.

A big part of the budget is mousekeeping — Mouse Keeping of a 1 BR will be about the same, whether the 1 BR has a view or a standard room, whether an expensive point chart of a cheap point chart.

So imagine is costs $100 to clean a room……
And in “cheap” resort: Where the rooms are only 5 points, dues need to be set at $20 per point to clean the room!
At middle resort — that has “cheap” rooms. For 5 points, mixed with “view rooms” for 10 points — The average room being 7.5 points, dues would need to be $13.33 per point for. The cleaning
And at the deluxe luxury flag ship room, where the rooms average 20 points per night, dues will only be $5 per point!

How. Does that play out?

A studio for 1 night, tonight:
Vero Beach: Standard only, 12 points
OKW — Standard studios at 13 points,
HHI — 14 points

So based solely on the point charts, it’s not surprising that HHI dues would be slightly lower than Vero Beach and OKW.

In all likelihood, being “standalone” resorts probably drives up other costs for both VB and HHI. (They don’t get the benefit of shared services with the entire massive WDW property)
