Don't get excited I didn't solve the FW survey marker questions/River Country

I just spent some time perusing that website.

When this project was first announced, I didn't think it would have much impact on the Fort.

There is still a golf course between this development and the Fort.

I also expected that the Four Seasons Resort would be built first, and then the private residences.

But, the private residences are coming first, and the Four Seasons Resort is being referred to as a "proposed" development.

Interesting.

Also, the website says that less than 30 homesites will be sold this year, but that there will be over 400 residences constructed.

Over 400.

That's a lot more than I thought.

The entryway for this project was near complete in April, 2010, when I took these photos:

As you can see, the signage was not completed at the time. And, as far as I could see, there was nothing else built other than the entry. So the fact that they are just now offering homesites for sale makes sense. They are going to try to raise some cash from selling some homesites, and probably use that to fund the next phase, whatever that may be.

It will be a long time before any of this actually impacts Fort Wilderness.

But, I think it will some day.

Wow...wonder how many crazy people will actually buy a house here?

I know who would buy them. Ever watch the Super Bowl? What do most of the winning team players say during their interview? "So Drew Brees so now that you've won the Super Bowl, what's next?" "WE'RE GOING TO WALT DISNEY WORLD!". Heck with his bonuses and endorsements he could easily buy one of those $8 million Golden Oak homes no sweat!
 
The Four Seasons land is a 50 year lease and Disney still Owens the property

We typically camp in the 300 loop. If they promise to stay on their side of the canal, I'll promise to keep my mangy mutts on our side. :upsidedow

All homes and home sites at Golden Oak will be offered for sale only. Ownership will be conveyed by means of a deed which will be recorded in the public records.
 

I think a little bit of the magic has just died with this announcement. Part of the Disney magic is that you CAN'T LIVE HERE!.... Now you can.. Its just an amusement park now in the middle of a city.....
 
The real estate failure has not recovered, despite what the mouse thinks. They are targeting a very limited market, and I'm not sure how many Saudi Arabian potentates are interested in investing in American real estate right now. The American rich, what's left of them, are holding onto their cash and not risking real estate investment right now. I'm not too worried about these wealthy neighbors forcing out us trailer trash next door in my camping lifetime.

But that was Walts vision of Utopia. Can you just imagine how wonderful that will be! You can live in Celebration but this is so cool. We actually thought of retiring in our camper at FW. It is doable :cool1:

And we don't have to worry about them using our pool. Us Fiends tend to leave an oily film in the water when we swim. We're like the BP of Disney.
 
I did some looking around the Orange County Appraiser's site and they definitely sold the land (or at least changed corporation names) but it looks like its still within Bay Lake and Lake Buena Vista city limits that would mean property owners could have a vote for the Reedy Creek Improvement District (RCID). RCID is the special district that controls and governs the property. So I bet RCID and Disney do the same thing they did with Celebration and de-annex the property to insure that the new home owners do not have voting rights.

Here's the link to the property appraiser's site, http://paraster.ocpafl.org/Webmap3/default.aspx check it out its pretty interesting to see exactly where the land is. It looks like the Osprey Ridge golf course became part of Golden Oaks too. Oh and with the aerial on you can see the cul-de-sacs for the first phase of homes were mostly built in January so I'm sure they're done by now.

I do want to know more about this, so I clicked on your link. I thought maybe you did the work for me, and I could just look at what you found.

But, I had to do my own digging.

Here's an image of the area that was cleared as of January, 2010:

Look to the right of Fort Wilderness, and North of Vista Blvd. This area is close to the Fort, but still far enough away that this phase will probably not have much impact.

My local fish wrap had a small article about this today. It said that this residential development would have 450 homes, and encompass over 800 acres.

Again, I had no idea this was going to be such a big development.

My main concern when I saw the first map is how prominently Bay Lake was featured.

I would really hate to see development along Bay Lake.

But, I certainly understand this would be a great amenity for a residential development.

There is a Special Warranty Deed recorded in the Orange County Public Records. If I am reading it right, though, Golden Oak, LLC while a separate legal entity, is controlled by Disney.

The deed has sketches of the various parcels conveyed.

This is the parcel closest to the Fort. That is the overflow lot and kennel in the bottom left corner, and if you follow up along the line on the far left, you can actually see part of the 1900 loop depicted:

The land that was conveyed is just across the canal from the Fort.

But, I don't think any of it touches Bay Lake.

And, I think FWG is right.

I don't see this affecting my Fort Wilderness experiences in my lifetime.

Sorry I made you dig TCD, but good posts! I had found a lot of that as well but got side tracked by another great find...A full set of construction plans for Fort Wilderness...:cool1: It shows the site improvements and loop 600 extension, pretty cool!

I also found the plans for the infrastructure for the new development at the Four Seasons, including its secret code name...NERP (Northeast Resort Property). Man if only I had found that before it was public and the official name came out (dang it). A day late, story of my life.

What do you say TCD am I'm getting close to a Junior Deputy Badge yet? lol
