Does anyone live in Florida on here?

The bubble is bursting big time, though many realtors and builders don't want to admit it. We went looking in a new master planned community outside Tampa last weekend, the same company that built Celebration in Orlando as a matter of fact - www.Terrabrook.com. We looked at 4 homes and the builders were "taking" $45,000 off their asking prices of inventory homes. Then, the next day after we looked, the sales girl called to tell us they would take an additional $10k off the price. These homes were originally $395k and they were down to under $350k. Plus, they would help pay our closing costs.

Like someone already said, not sure if it was this thread or another one, but builders bought up too much land when the market was booming. There are new communities going up all around outside Tampa with homes starting in the high $300's - $400's and higher. There is no way they will sell those houses for that amount. People just cannot afford it. Hold tight, the bubble is bursting.

I live in Davenport, Florida which is about 14 minutes away from Disney World. I currently work there part time as well. I used to live on Long Island in New York so this is a big difference. The area around us is Reunion which I believe is owned by Disney like Celebration and it's gorgeous. It's a really nice neighborhood.

I'm sorry, I didn't respond, right away. I've been away on a business trip and haven't had a chance to check in. I work within the northeast coastal area (Jax Beach, Ponte Vedra Beach, St. Augustine). I'm not familiar with central FL's market, but if you contact a realtor in that area, they should be able to tell you what you can expect, for the amount of money want want to spend. I would have to agree that home prices will, probably, start to decrease over the next year or so. What has really been deterring buyers, is the interest rate increases. I am hoping to see the interest rates come down, soon, and that will help make homes more affordable. But, as it stands, consumers want a better home- and sometimes, more expensive- and have been looking to the ARM's or Interest-only mortgages, but for a long-term mortgage, this is not a great idea.

Plus, the idea of "flipping" was a HUGE deal and everyone wanted in, on what they thought would be a "get rich quick" fix and found that it wasn't as simple as they thought it would be. So, now that flipping is starting to cool off, leaving the real investors in place, things should go back to normal.

Just to make this clear, my comments are in no way based on anything, but my personal opinion and should not be relied on as a fact, but just a personal belief/hope.
 
wow you guys are gonna complain about 200k? i lived in NY and the minimum for a DECENT house is 400k. i left NY because for a 1 bedroom apartment its 1200 a month without utilities. sometimes with. i'm paying 800 a month for a 2 bedroom condo!
 
Right now there's no way my fiance and I could afford a house down here. I am hoping that the bubble continues to burst until we can save enough money! However, we'll most likely be buying near the Bradenton/Sarasota area (South of Tampa)
 
I agree that prices are much higher up north! My DH is from Rhode Island and that's why he moved down to NC. FL is much higher than NC, but much less than RI...so it all works out in the end! :teeth:

I love your tattoo!! I love the Nightmare Before Christmas...one of my fav movies of all time! I have 9 tattoos myself. :) You can see a few in my wedding photos because I also have them on my arms. :)

my fiance's mother was trying to get us to move to NC cause of how cheap. but to me, there's nothing to do and i always wanted to work at disney and my mom lives here, so it all worked out. now i work part time at disney and looking to work at either house of blues as a server in downtown disney or hard rock cafe in universal (eep!)

That's EXACTLY how I feel! :) My family is all in Florida as well, except for my parents, but I have a feeling they will retire down there. :)

Anyway...I'd just like more info. about the areas around the Orlando area. I have a list of places and want to know if anyone has any information regarding the areas.

We want a nice and safe area. Good schools would be a plus! We want affrodable living, but also in a nice area! :goodvibes

:rotfl2: :rotfl2: Seriously though! I pay over 1500 for a 2 bedroomthat hasn't been updated since 1960! And for a house that we can afford we have to move out to the eastern tip of LI.(not the hamptons of course :rotfl: )

We are seriously considering moving to central Florida after the wedding. Dan and I are both graduating and he is an accounting major and works full time for Bank of America as a personal banker so his goal is to work for the financial dept of Disney if not he will just transfer down there. Then we will be able to afford a 200k house...and it will be much nicer than the one bedroon dump up here for 200 k!

My fiance and I currently live in Casselberry. We really like it here because it is just far enough away from the hustle and bustle of downtown and it is far away from the tourist attractions. Don't get me wrong, I LOVE living in Orlando for that, but the last thing you're going to want to do is deal with tourist traffic that has absolutely NO idea where they are going EVERY SINGLE DAY on your commute to work.

The other thing we like is that Casselberry is an established neighborhood/city. Trees, housing, the area has been around for awhile so it makes us feel more at home. And the shopping up here is great. If you name a store (TArget, Walmart, Steinmart, BB & B, Linens n things, malls with big anchor stores, Office Max, Staples, Burlington, you name it) it is no more than maybe 10 minutes from here.

That being said, if you're looking for a new house, you won't find that here. There are very few new housing developments here. The older more established areas of town won't have the newer houses, places like... CAsselberry, Maitland, Winter Park, College Park, Downtown, Thornton Park. Average 2 bedroom house in Casselberry will run you about $300K.

I can comment on Maitland, which is a beautiful area for the most part. Expensive but nice. We live on the Casselberry/Maitland line and I often take my bike and go riding around to look at the houses. Expect $350-400K minimum for an average sized 3 bedroom house in this area.

I drive through Winter Park everyday on my way home from work from downtown Orlando. It is also VERY nice...most parts of it anyway. (You know there's always a bad section of every town.) Winter Park is going to cost you about the same if not more than Maitland and property taxes are pretty bad in Winter Park. That being said, I would move there in a heartbeat if I could afford it. Expect $400K for a decent house.

I can't comment on all of the locations you have listed but I can tell you that Pine Hills is nicknamed "Crime Hills" here. There are more bad parts than good parts of this section of town. I would stray away from here. My boss lives in Ocoee and really likes it there. Ocoee is the marriage of new Florida and old Florida. Seems like for every older neighborhood there is an equal newer neighborhood. Prices are about the same as the Maitland area however you get more home for your buck here. A 1300 sq foot house in Maitland is probably $300K, in Ocoee for $300K, you are probably looking at 1700-1800 sq feet. It's a little more off the beaten path being in West Orlando, but my boss rarely complains of her commute to downtown.

The East side of Orlando (Waterford Lakes area) is really in a HUGE development stage as is south Orlando (Kissimmee/St. Cloud area). YOu'll find new housing dev. popping up everywhere. And there are businesses popping up everywhere as well to go along with the influx of people. I'm always apprehensive to live in areas like this though, constantly cranes, construction, road blockage, changes in traffic patterns etc. HOwever, if that stuff doesn't bother you...then look into it.

One additional area I wanted to comment on is Altamonte Springs. Casselberry is located pretty close to Altamonte and they are both in the same county. There is a TON of new stuff popping up here (right off of I-4). However Altamonte is an old established neighborhood as well so you get the best of both worlds. But be careful of your commute as most likely you'll have to drive south into Orlando to work. ONce you learn the roads in this area, you'll realize that it's not completely necessary to get on I-4, but it's certainly the most direct route.

Wherever you decide to move, you should try to make sure that it's close or in good proximity to where you work. Traffic in Orlando is a bear depending on where you live. If you need to get on I-4, it pretty much sucks during morning and afternoon commutes. The toll roads like the 408 and the 417 have traffic, but not as bad. However, it will likely add a significant amount $$ onto your already high gas prices for the ungodly high tolls.

I knew exactly where my office was going to be before we moved to Orlando so it was easier for us to know which areas would be easier to commute from. I hope that happens for you too! Working in downtown Orlando is actually welcome for me, there is hardly any traffic in the area where I work, and no congestion. The highways is where all the congestion is...I just stay completely away from them!

The traffic patterns should as mentioned above should really be considered when you go looking for a house. With all these new developments going up and really no new roads, the traffic can get crazy, (especially when the snow birds come down.) Typically it takes me 45 minutes to get from my house to the Disney parking lots. Some days it has taken me 2 hours because I-4 was a parking lot instead of a highway. In listening to the radio, I've noticed that the trouble spots on I-4 are usually pretty consistent. Seems it's the same places each time.

With that being said, we've been in Central Florida for 6 years and love it. It's great to drive to disney for a few hours. Housing has been on the rise, however it's now becoming a buyers market. I know when my neighbor sold his house we were astonished. We bought ours in 2000 for $165 and the guy across the street sold his for $349. We both have a 4 bedroom, 3 bath, with caged pool, 2300 sq ft. home.

That's what really upsets me...to know just a few years ago we could have afforded a home in central Florida and now it is most likely impossible!! That's the part that scares us. We don't want to live in an apartment and we don't want to live somewhere paying rent. We're hoping their are condos or townhomes around that are nice and affordable. We haven't been down looking at places to live, so we just don't know! :confused3
