Let's say you own three acres of wooded property. Nothing is built on it. Do you insure it in case someone gets hurt while tramping through it? If not, are you still liable?

YES, Papa, DH & I just bought 5 acres of commerical property. There is nothing on the property. We are in the stages of having a logger come out and clear the lot.

We have it all insured. We also have signs posted (those small ones from Home Dept) "No Trespassing". Just for our sake we put the signs up.

DH said to call your homeowners insurance agent. They will pick it up for you!

Hope that helps. DH is a PE and PLS (licensed professional engineer and land surveyor)!

I thought we should. We don't own the land yet, but may in September. The real estate agent kinda laughed when I asked this question, like I was nuts. The land is in Arkansas.

Absolutely -- unimproved land seems to attract more careless trespassers than improved land.
