Do we get a discount when paying for a room?

I was wondering if we get any discount if we want to pay for a room and not use our points?

If there is a member cash room available at a DVC resort, we do get 25% off the rack rate. Housekeeping will be on the same schedule as if you were paying on points. The reservation has to be made through MS.

The discount is 25% but it is not automatic certain condition have to be present-like plenty of rooms not rented out ,etc.
