Do DVC properties receive less attention for maintenance and cleaning?

I am in contract for resale points at Boardwalk, and contract is pending review by Disney this month. I am very concerned about Disney dropping services for the Villas, while keeping things nice and clean, maintained, over at the Inn side of the Boardwalk. Maybe same situation applies at the other villas, such as the BLT attached by umbilical cord to the Contemporary?

What is going on with all the reports of filthy DVC rooms, and lack of cleaning staff between guests, and the plumbing not working - faucets broken, lots of backing up of water in the tubs and toilets? Is Disney not hiring plumbers or enough cleaning staff, and are they not being supervised and can DVC owners do anything about this besides just complain? I've also read numerous reports of non-courteous or inattentive behavior by valets, bellhops, front desk check-in, lifeguards, etc - as it pertains to the DVC sides to the properties.

There are LOTS of recent reports posted recently on sites such as Tripadvisor regarding the Baoardwalk Villas needing updates, such as adding on elevators, providing closer self-parking, and needing management to supervise the cleaning staff, not to mention plumbing problems going without repair (back-ups in tubs and toilets).

I know it sounds convenient to stay on a boardwalk next to restaurants and such... but it's the opposite. There is no ferry to downtown disney and parking sucks. t's also a very old and dirty hotel, with bad customer service. I have bed bugs all over my arm and neck from my stay there.. if you have the time and want to know the truth read my story:

Naturally, after a long trip I was so excited to get to our Disney Resort. However I was sorely disappointed. We arrived at the front entrance and was told by the Bell boy that we either had to pay 12 dollars to have our car valet parked or park it ourselves a good half a mile or so from the entrance. We didn't want to pay, so we started to take the luggage out of the car. We went to grab one of the luggage carts and the bell boy stopped us and asked if he could help. We said no, and he then continued to tell us that it was Disney policy that we weren't allowed to use the luggage carts. With no other choice, we allowed him to unpack our car. Which he then gave us a ticket and said our luggage would be up shortly.

Checking in was just as confusing as parking. We did the online check in, so we walked up to the appropriate desk to check in. The receptionist didn't say anything to us and just handed us our keys. I had to ask her for a map of the hotel, which she then handed us a DVC member folder and told me all the info was in there.

Finding our room was a nightmare. There was only one elevator (according to the hotel map) and the elevator was extremely far away from our room. Hallways later, we found our room and THAT was an even BIGGER nightmare. It was the nastiest room I have ever seen. The bathroom looked like a public restroom at a gas station... dirty, grimy, hair all over the place. It looked like all the cleaning lady did was fold the toilet paper into a nice little triangle... but forgot to actually clean the urine off the toilet seat. Disgusted, I called the front desk to request for another room. They acted like I was really inconveniencing them. The male receptionist made a sarcastic comment about how there must be a dead person in our room if it's that dirty. We finally received another room, which was even further away from the elevator than the last one. Not to mention, the bell boy had already dropped off our luggage at the old room and they don't offer luggage help if you’re leaving your room. So we had to drag our luggage all the way to the new room without a cart.

Unfortunately, the new room was just as bad... if not worse.
I had to clean the toilet off with a disinfecting wipe..I couldn't take a shower without the bath filling all the way up. THEN the worst part ever! I pulled the sheets back when I went to bed and I pulled out a very long brown hair ... I have short hair.

The manager was unavailable to talk, they wouldn't switch my room again.. I ended up leaving a day early.

And to make matters worse, I have bed bug bites all over my arm and neck.

I read some great reviews of this property and we have stayed at many Disney properties including Beach Club, Saratoga, Old Key West, Contemporary and now this one. There are pros and cons - The cons are the property is HUGE - meaning that we had to park in the boondocks ( since the parking lot is not close to any of the rooms ) and haul our luggage in ( in the rain none the less ) - then I asked for a room close to an elevator ( and for reference there are about 2 of them in the entire villa side ) and it was about a 10 minute walk just to our room!

We had an issue where the toilet overflowed - my daughter had used it and put in about one square of paper and it backed up all over the floor - leaving me to wonder if it was cleaned before we arrived as if the cleaning crew flushed it it woudl have overflowed then..... hmmm. The hot water side of the sick was broken ( it did not turn ). When we went to the fitness center at 5am * the 24 hour fitness center mind you - the door was deadbolted. 3 different people had to go upstairs to find someone to help before it got opened about 1/2 an hour later....

We liked the location since there were a lot of cute shops on the Boardwalk but the hotel is simply too big to be comfortable. The walk to the pool could take 5 to 10 minutes easily. The hotel is just "okay" - I have stayed in other much nicer more convenient places for a fraction of the cost.

First of all, Disney is hurting bigtime due to the financial mess everyone is in--and it shows. THe resort was mostly empty--but they insist on telling you that they are full to capacity. Any request is denied because they are fully booked, supposedly.

Anyway, we have stayed at the resort over the years and this time will be our last. First of all, it seems like all of a sudden there are rules about everything. I was in the pool w/ my two kids and the lifeguards hassled me about the swim ring one had, they hassled us if we were --no exaggeration--standing two feet from the pool w/ a drink in our hands; we had to be four feet away. This was CONSTANT. I felt like a 5 yr old being scolded for ridiculous things. We met up with our relatives that were also staying there w/ their kids and they felt the same way. We would go to the quiet pool for some peace from the constant whistle blowing at everyone enjoying the pool. It was irritating.

The rooms weren't cleaned very well and a member of our party got ringworm from the linens. Gross.

When I made the reservation, I specifically asked if we could use the pool at the Beach Club and I was told that we could; simply present the room card. We shlep over there w/ all the kids--one wearing an "IT's MY BIRTHDAY" pin--only to be denied entry to the pool. I argued that we were told we could use that pool and they left us standing there for 30 minutes in 90 degree weather while a manager spoke to someone on the phone about it. We were given the "booked to capacity" excuse even though 90% of the lounge chairs were empty. Finally, we were allowed to use the pool. Major hassle, though.

The magic has died for the super expensive Disney resorts. You can stay at similar, larger and better resorts for half the cost.

Don't have time to read the entire novel right now, but this sentence caught my eye..

I disagree. Disney is the only place that truly themes their resorts. If you want a fancy generic resort, I agree with you, however I want theming.

Show me another resort that comes remotely close to the theming of AKV or VWL and I may change my tune.

I don't think you can read too much into Trip Advisor reviews. I don't think you can read too much into ANY reviews really. People can write whatever they want and don't have to offer any proof of what they are saying. I stayed at BWV last October and got an unrenovated studio. Was it crisp & clean and new? No. There was a nasty rust stain in the toilet that resembled something else and the bedspread was pilled and threadbare. The sofa had some stains. Other than that the room was fine. I figured it was just those types of things that necessitated the recent renovation at BWV and I have every hope that our 1 bedroom villa in a few weeks will be pristine.

And I had no issues with the common areas, even those that hadn't been refurbished. As for the elevators, yes, that was probably a bit of a design flaw but it's a non-issue for me. I come to Disney prepared to do LOTS of walking. I've stayed at BLT and BC (not the villas) and had long walks to those rooms too. I don't think DVC properties are maintained any differently than other Disney properties and I never would have purchased if I thought that was the case.
 
Having owned BWV since I think '02 I would not hesitate to conclude your transaction.

All of the people you quote seem a tad over-self righteous to me.
Saying things that are frankly unbelieveable...ie., "one square" of TP clogged a toilet is out there. Think about this too...it isn't "just" DVC members that stay in DVC rooms - anyone can stay in a "home away from home" resort.
TWDC isn't going to allow the cash paying guest to stay in a dump and pay $400 per night (or more).

I have always found the cast to be very responsive. In one stay I had run some laundry in the washer/dryer - only to find some dark spots and several small rips in some of the clothes. BWV took out the w/d unit and replaced it with a brand new one inside of an hour, plus replaced my damaged clothes.
 

We've owned there for 10 years and have had only minor issues. We once had a non-smoking room that absolutely reeked of cigarette smoke. That's solved- no more smoking in the resort. Other minor issues included burned out light bulbs, not enough towels (4 in a 2 br), and a sticking door. Let them give the resort bad reviews; then we'll have availability for last minute trips.
 
Those same negative reviews you are finding for the DVC portions of the properties can also be found in the non DVC portions.

A couple of things to remember:
All of the resorts are run by people. People can make mistakes... so you will find sometimes that you're missing a towel, or one of the cleaning staff didn't see that someone left behind some dirty clothes in one of the drawers, etc. Those kind of things will happen everywhere.

All of the things in the rooms will wear out with normal use...The couch will get stains, light bulbs will burn out, toilets will clog, faucets will drip. If you find one of those issues, just touch the maintenance button on your phone and report it to them...I haven't had to report any issues in my 3 DVC trips so far (at 3 different resorts)...but EVERY time i've heard of someone reporting them, maintenance was always there and fixed the problem (no matter what it was) within an hour or two. I've also read the same things about the non-dvc resorts within Disney.

Finally, the staff is the same staff at DVC vs. non-DVC. They are managed by the same people. You'll come across some CMs who are having a bad day and are rude... yes it's not acceptable that they are rude, but you will run in to it and understandable as to why it happens when it does. And again, you will run in to this no matter which resort you stay at.

When DVC members trade their points in for cruises or staying in a non-DVC owned property, Rooms that they could have booked with their points are then sent to CRO to be sold to cash guests who pay dearly for the privilege of staying in one of those rooms... a studio at BLT can cost $450 a night. Disney is not going to risk hurting their brand by selling sub-par rooms for premium prices.

I have stayed at Disney many times as both non-DVC and DVC. I couldn't find any difference in the maintenance, upkeep, or staffing at the resorts.

I don't put any stock in TA reviews, myself, because I find them overwhelmingly negative. You can find poor and good reviews of every Disney resort, DVC or not, all over the place. I go by my own experience and in all our stays we have never had a dirty room.
 
We've owned DVC since 2007 and never had any problems. Disney does a great job at keeping their properties in good shape. Go by your own experiences.
 
I can't answer the OPs question since we haven't stayed in a DVC villa yet, but I did want to say w/ reports to the reports posted (NOT aimed at the OP at all); I always find it really ridiculous when people complain about how big a resort at WDW is when it's the number one vacation destination in the country and all of the parks are HUGE! So its supposed to have tiny resorts so people don't have to walk there but walking in the parks is fine and dandy?? What??? It's all related! OYE! :headache: And I won't even start about how close one resprt is to a park as opposed to another one. Cripse. they can't all be in your backyard but you ARE on property. How bad can it be? :rolleyes: It's not small town U.S.A. where you can walk to any destination in 5 minutes.

But as an answer to general appearances at WDW resorts we've stayed at the last few trips, most definitely, I feel mousekeeping is getting stretched rice paper thin, and it shows.

I have yet to stay in a DVC resort, but I agree with what you say about TA reports. The people who write them seem to blow everything out of proportion. I have stayed in many hotels given terrible reviews on TA that I thought were great.

I stayed at BWV in January for a week in a one bedroom. The room was renovated and almost everything was in perfect condition. I did get up very early one morning to use the bathroom and I noted a tiny leak from the pipes near the floor. I turned off the supply valve and called a plumber from maintenance. It was about 5am and he arrived in a few minutes, repaired the problem and brought me clean towels since I'd used the bathmat to dry up the floor before he arrived. I wish I could get this guy to come to my house so fast when I need a plumber, so I wouldn't have to miss work while I sit and wait and wait!

I asked for a room near the elevators and got it. I asked for a high floor and got 2nd floor. I am bringing my pruning shears next visit just in case ;).
 
I've owned at BWV for over 10 years and have no regrets. Have had only minor problems with maintenance.

Keep in mind that maintenance is paid through DVC member dues. Each year part of the dues money goes to a reserve fund for interior and exterior renovations. Each item has a scheduled replacement plan.
 
People post on Trip Advisor if they really loved the place or they really hated the place. I know, I have posted on TA several times. Many times to counter the negative comments others have posted. Or to counter the overly positive comments when it wasn't a walk in the park type of trip.
 
While I think housekeeping is definitely not what it used to be, we shouldn't be comparing DVC to the Deluxe resorts. DVC is a timeshare, and is run like a timeshare. The Deluxe resorts are a separate thing altogether. Perhaps the confusion stems from the fact that they are now plunking down DVC resorts on the same grounds as the deluxe resorts, as opposed to self contained like OKW and SSR.

Even with the housekeeping issues we have experienced in the past 4 years or so, we are still happy with how DVC is run overall. Granted, the point reallocations irritate me, as well as the point levels for the newer resorts, but I can still vacation the way I am used to.
 
We've owned DVC since 2000. Haven't had any problems other than those we brought from home hoping to forget. We have checked trip advisor and have found that it is not very reliable or consistent. Epinions.com is more objective

I called they came right up, I said just give me clean towels and take the dirty ones and it would be fine. I didn't complain everyone makes mistakes. As a previous post said every one makes mistakes.

If you stayed on points, you should not have gotten a cleaning on the first full day of your stay unless you paid for a cleaning. If you booked a cash reservation through MS, that would be treated the same as a points reservation. But if you booked a cash reservation through DRC and not MS, you should have gotten a full cleaning every day.
 
We own at 5 resorts, vacation at WDW 3 or 4 times a year on average, and have stayed at each of the WDW DVC resorts several times.

In our experience, the level of service at the co-located resorts, BWV, BCV, VWL is better that the other resorts. At these three I have seen more housekeepers and supervisors running around during the day. The level of service here is on par with the non DVC resorts.

At BLT, we have only stayed there twice, there doesn't seem to be as many cleaning people and on both stays we had problems with our room at check in. Trash not emptied, room was dusty with noticeable grime on the kitchen counter and floor not vacuumed.

Same issues at SSR and OKW, not as many cleaning people, and trash not emptied after the prior Guest. Rooms not dusted. At SSR we had a big black bag of trash left outside our door for 3 days, even though we called every day.

With all of the being said, Disney as a whole has reduced the level of service at all of the Parks and Resorts. They have reduced the number of Cast Members and increased their work load. Lack of supervision also seems to be a problem.

I have heard that we can request a "medical cleaning". What exactly is this and is there a fee for it?
 
It is true that reviews tend to be either negative or positive on sites like TripAdvisor. I always have to read the negative reviews. I think Orlando is like Las Vegas - they need 1000's of cleaning staff in these places, and keeping staffing up to the levels needed probably is a challenge, and mistakes are going to be made, especially if short staffed. I know that Las Vegas is the same way - couple of trips ago, checked into room not clean, then checked into room that was occupied, 3rd room was good. Next trip, checked into room with drenched carpeting, and 2nd room good. This was Vegas, but I bet WDW has same challenges since it's a major tourist destination. Sounds like they have a lot of great staff that try hard, but sometimes there's a blip in service due to human error - probably from not enough staffing. Good to hear so much positive feedback on this forum about the CM's and mousekeeping. It's interesting that my local resort hotel where we go for small weekend getaways in Monterey, CA has no bad reviews that I find on these review websites (the Plaza Hotel) - guess smaller resorts are far easier to maintain and supervise staff. Can't wait to book our Disney trip if our contract for resale points passes Disney ROFR soon.
