I am in contract for resale points at Boardwalk, and contract is pending review by Disney this month. I am very concerned about Disney dropping services for the Villas, while keeping things nice and clean, maintained, over at the Inn side of the Boardwalk. Maybe same situation applies at the other villas, such as the BLT attached by umbilical cord to the Contemporary?
What is going on with all the reports of filthy DVC rooms, and lack of cleaning staff between guests, and the plumbing not working - faucets broken, lots of backing up of water in the tubs and toilets? Is Disney not hiring plumbers or enough cleaning staff, and are they not being supervised and can DVC owners do anything about this besides just complain? I've also read numerous reports of non-courteous or inattentive behavior by valets, bellhops, front desk check-in, lifeguards, etc - as it pertains to the DVC sides to the properties.
There are LOTS of recent reports posted recently on sites such as Tripadvisor regarding the Baoardwalk Villas needing updates, such as adding on elevators, providing closer self-parking, and needing management to supervise the cleaning staff, not to mention plumbing problems going without repair (back-ups in tubs and toilets).
It was like staying at a motel..You've been warned.

I know it sounds convenient to stay on a boardwalk next to restaurants and such... but it's the opposite. There is no ferry to downtown disney and parking sucks. t's also a very old and dirty hotel, with bad customer service. I have bed bugs all over my arm and neck from my stay there.. if you have the time and want to know the truth read my story:
Naturally, after a long trip I was so excited to get to our Disney Resort. However I was sorely disappointed. We arrived at the front entrance and was told by the Bell boy that we either had to pay 12 dollars to have our car valet parked or park it ourselves a good half a mile or so from the entrance. We didn't want to pay, so we started to take the luggage out of the car. We went to grab one of the luggage carts and the bell boy stopped us and asked if he could help. We said no, and he then continued to tell us that it was Disney policy that we weren't allowed to use the luggage carts. With no other choice, we allowed him to unpack our car. Which he then gave us a ticket and said our luggage would be up shortly.
Checking in was just as confusing as parking. We did the online check in, so we walked up to the appropriate desk to check in. The receptionist didn't say anything to us and just handed us our keys. I had to ask her for a map of the hotel, which she then handed us a DVC member folder and told me all the info was in there.
Finding our room was a nightmare. There was only one elevator (according to the hotel map) and the elevator was extremely far away from our room. Hallways later, we found our room and THAT was an even BIGGER nightmare. It was the nastiest room I have ever seen. The bathroom looked like a public restroom at a gas station... dirty, grimy, hair all over the place. It looked like all the cleaning lady did was fold the toilet paper into a nice little triangle... but forgot to actually clean the urine off the toilet seat. Disgusted, I called the front desk to request for another room. They acted like I was really inconveniencing them. The male receptionist made a sarcastic comment about how there must be a dead person in our room if it's that dirty. We finally received another room, which was even further away from the elevator than the last one. Not to mention, the bell boy had already dropped off our luggage at the old room and they don't offer luggage help if youre leaving your room. So we had to drag our luggage all the way to the new room without a cart.
Unfortunately, the new room was just as bad... if not worse.
I had to clean the toilet off with a disinfecting wipe..I couldn't take a shower without the bath filling all the way up. THEN the worst part ever! I pulled the sheets back when I went to bed and I pulled out a very long brown hair ... I have short hair.
The manager was unavailable to talk, they wouldn't switch my room again.. I ended up leaving a day early.
And to make matters worse, I have bed bug bites all over my arm and neck.

I read some great reviews of this property and we have stayed at many Disney properties including Beach Club, Saratoga, Old Key West, Contemporary and now this one. There are pros and cons - The cons are the property is HUGE - meaning that we had to park in the boondocks ( since the parking lot is not close to any of the rooms ) and haul our luggage in ( in the rain none the less ) - then I asked for a room close to an elevator ( and for reference there are about 2 of them in the entire villa side ) and it was about a 10 minute walk just to our room!
We had an issue where the toilet overflowed - my daughter had used it and put in about one square of paper and it backed up all over the floor - leaving me to wonder if it was cleaned before we arrived as if the cleaning crew flushed it it woudl have overflowed then..... hmmm. The hot water side of the sick was broken ( it did not turn ). When we went to the fitness center at 5am * the 24 hour fitness center mind you - the door was deadbolted. 3 different people had to go upstairs to find someone to help before it got opened about 1/2 an hour later....
We liked the location since there were a lot of cute shops on the Boardwalk but the hotel is simply too big to be comfortable. The walk to the pool could take 5 to 10 minutes easily. The hotel is just "okay" - I have stayed in other much nicer more convenient places for a fraction of the cost.

First of all, Disney is hurting bigtime due to the financial mess everyone is in--and it shows. THe resort was mostly empty--but they insist on telling you that they are full to capacity. Any request is denied because they are fully booked, supposedly.
Anyway, we have stayed at the resort over the years and this time will be our last. First of all, it seems like all of a sudden there are rules about everything. I was in the pool w/ my two kids and the lifeguards hassled me about the swim ring one had, they hassled us if we were --no exaggeration--standing two feet from the pool w/ a drink in our hands; we had to be four feet away. This was CONSTANT. I felt like a 5 yr old being scolded for ridiculous things. We met up with our relatives that were also staying there w/ their kids and they felt the same way. We would go to the quiet pool for some peace from the constant whistle blowing at everyone enjoying the pool. It was irritating.
The rooms weren't cleaned very well and a member of our party got ringworm from the linens. Gross.
When I made the reservation, I specifically asked if we could use the pool at the Beach Club and I was told that we could; simply present the room card. We shlep over there w/ all the kids--one wearing an "IT's MY BIRTHDAY" pin--only to be denied entry to the pool. I argued that we were told we could use that pool and they left us standing there for 30 minutes in 90 degree weather while a manager spoke to someone on the phone about it. We were given the "booked to capacity" excuse even though 90% of the lounge chairs were empty. Finally, we were allowed to use the pool. Major hassle, though.
The magic has died for the super expensive Disney resorts. You can stay at similar, larger and better resorts for half the cost.
