Disneyworld.com and DVC

I am on the waitlist for the Boardwalk Studios in June. However, when I check the Disneyworld.com site it says there are studios available?? Don't I get first choice being a DVC member?

When DVCer's trade out it opens time for CRO also anything disney is holding waiting for sale is also used this way.

Cro options and MS options are 2 different beast so to speak.

This is a common question - especially for new DVC members.

The rooms available for cash come from a separate "pot" than do the rooms available for points. It is not uncommon for there to be rooms available for cash and not for points and vice versa.

How do DVC resort rooms become available for cash?

1. Disney retains ownership of a small percentage of each DVC resort. If the rooms represented by that percentage aren't needed for administrative reasons, they are rented for cash.

2. The Developer owns the portion of the resort that hasn't yet been sold to members. Since BWV is sold out, this doesn't apply, but it does represent a significant number of rooms at SSR.

3. Members who use their points to stay at one of the non-DVC options (like a cruise, a non-DVC resort or something in the Conceirge Collection). The points required for the non-DVC options are converted to room nights and rented for cash. The proceeds are used to pay for the member's trades. In essence, a member has already used those rooms. This category is how MOST rooms get into the cash inventory.

4. Rooms not reserved for points at least 60 days in advance are often sent to the cash inventory. DVC members still have access to them, but they are competing with the general public for them. The income from these rooms goes back to DVC and helps to reduce our dues. You will see it under "Breakage Income" on your annual statement.

Sorry you couldn't get your room when you first called, but at least now you know why and that nothing "illegal" is going on.

CarolMN, do we know how many rooms out of a resort are retained by the developer and Disney? Since we own at BCV, there aren't that many rooms to begin with. For the note 3, how does DVC know which months to apply the non-DVC options use points? Does that make sense? For example, if I am going on a cruise in April using my DVC points, which month/resort then becomes part of the cash inventory.

Last one, on note 4 since we are outside of the 60 day window (we are going in June and would like either BCV ot BW) am I to understand that the rooms that are showing on the Disneyworld.com website are the rooms that are mentioned in your note 1 (note 2 does not appy in this case).

June is very popular at BCV with SAB being part of the package. We tried in early Jan in 2005 to get June 2005 and it was booked solid. You need to plan a bit ahead for BCV in the summer months.

The developer only retains the rooms that represent the portion of the resort that is not yet sold. That may also include the points that are bought back under ROFR but not yet resold, butonce the resort is sold out, the ROFR points might be included in Disney's ownership. Guess it really doesn't matter - those rooms aren't available to members to reserve for points either way. Don't know for sure what percentage Disney retains - I've seen 4% mentioned here in the past.

Nobody outside of DVC really knows. AFAIK, they do not send many rooms for popular (Holiday) times and they don't send early in the booking windows (i.e., at the 11 month mark). It apears tome that they do send quite a few Friday and Saturday nights - those are less utilized by DVC members than the weekday nights and the weekend nights are highly soughtafter by cash guests

Most are probably from "Note 3" - rooms that were sent to CRO to pay for members who are using their points for one of the non-DVC options. Again, that is how MOST DVC rooms become available for cash. There might not be a large number of DVC rooms at BCV, but people who bought there still can decide to use their points elsewhere. Renting out the equivalent number of DVC room nights is how DVC gets the cash to pay for the member's non-DVC choice.
