Uh... ok. No - I maintain that one does not need a psych degree to know that a certain percentage of Disney fans will throw money at Disney. Everyone on DIS knows this, at minimum, no? Was that a surprise to you as someone without a psych degree (I'm assuming that last part)?

I don't remember offhand what we paid for a timeshare contract 8 years ago because we are fortunate enough not to have that be a big concern to us. We paid in cash up front and didn't look back. Sunk cost. I have all of the contracts filed away neatly and could look it up. But I don't need to remember it. No idea what that has to do with anything else that you said re: capitalism, math, science or logistics. You are an interesting bird! :)
 
On this topic of exclusivity, eliminating non-dvc guests entirely would be troublesome. Specifically, the exchange programs are predicated on Disney's ability to rent villas for cash in order to cover the cost of cruises, international resort stays and other non-DVC point uses. If we don't want any Riviera rooms rented for cash, it means Riviera owners would be banned from using points for any of those non-DVC destinations.

Exclusive amenities would be difficult. Closest thing currently in place is the rooftop lounge at Bay Lake Tower. If memory serves, that's not supposed to be accessible by cash guests--only DVC. But you can't make a pool exclusive. Even without exclusivity, the resort's restaurants will be touch-and-go at a 300-room DVC if for no other reason than every villa has a kitchen or kitchenette. DVC guests don't dine out like hotel guests do.

Good points...I just want to be clear that I don't think they'd ever do exclusives...the restaurants suck off the other hotels too much. It's part of the operational model.

But I would like to see it play out...it would be interesting.

The one difference is that "dvc doesn't eat like other hotel guests"....

...really? You cook on vacation? Lol...that is the one thing I will pay disney for willingly...no thanks. The kitchen awaits at home.

Just lately it seems to be rising more than usual. Yet we won't even consider selling.


But yes, 2011 to 2013 had a lot of $40's to $50's BCV and had a lot of BWV in the $50's as well. It can be looked up I'm sure.

I think most don't sell cause they can't break even.

  2. Should I send you our tax returns and my and DH's bios? The amount we paid for this timeshare doesn't really chart for us. We are fortunate. We conducted a full break-even analysis at the time, and neither one of us has thought about it since. OK for you?

There were some depressed resells in the housing glut. $40 at beach club? I trolled the resell sites then and beach club had probably the highest retained value. That one is hard to believe unless somebody traded it for smack.

Hold on to it...I'm sure a contract with 25 years left on it will sell for $200 a point in no time.

Beach club sold in the 68-80 range originally...if you got it for $50...let me know who's selling...
 
Will the Rivera sell without Disney having to do anything special or different. I think it will. Just having easy access to EPCOT (F&W) and DHS (Star Wars) along with being the only DVC for sale will be more than enough for it to sell to new buyers.

I think this resort will provide a good third choice behind BCV and BWV for someone who wants to be in that area. So I can easily see existing owners picking up small 50-100 point contracts just so they can use them for F&W.

I could see doing exactly this if amenities meet a minimum and the gondola is really efficient.

1. So professional denigration is an appropriate response to disney hypothetical market analysis? Got it...I'll add that to my arsenal.

2. I wasn't talking about DH...that was my point. You are making a lot of shortsighted economic quips that seem to be rooted in "we"...not "I"...you should run for president. Just how it's rubbing off...i would be delighted to be enlightened.

This is a dvc discussion...we got some Pom poms deployed as always...and you said "I don't know...$150??" On the bay lake contract which was more than retail hit. That calls into question you're basis for determining "valuation" on dvc points and most other things...like "mk views"...your feet have to occasionally touch the ground. BLT contracts sell $110-120 now...and while it's possible to go down on resale (Saratoga is about flat)...as Jade points out none would have dropped 20% on the monorail line in a boom economy.

Just my opinion.

It's highly unlikely it will be the only one for sale...that rarely happens.
