I understand from what I'm reading that Disney buys back resales and that they in turn sell resales for 89.00/point. Do they have a list of what they have available anywhere? We definitely want to buy and we definitely have the financing ready. We've contacted the time share store for about 3 or 4 different listings, but no one there seems anxious to make a sale. Am I correct in assuming that you would just leave your name and number with someone and that you would be on a waiting list and that they would call you sometime? If we could go through Disney, there would be no other costs, such as closing, etc.? And our points would be ready for us immediately?

That is true. But be aware that you are paying a premium for this convenience. You can get resales for about $70 per point--a little more for certain properties--while DVC's prices are fixed at $89. With a resale, the buyer typically pays closing costs, which would run no more than $500 regardless of the size of the contract.

Unless you have your heart set on one specific resort, you should also give Saratoga Springs some consideration. DVC is currently selling points at SSR which start in March 2005, for $85 per point. Unless you want to travel immediately, you can come in even lower than at the other resorts, and get a longer ownership period. SSR contracts expire in 2054, while the others all end in 2042.

Yes. The points would be ready immediately, but the problem is that last week they initiated a waitlist and will not allow you to find out how long it is. You basically give them your info and what you want and they put you on the list. Then when what you want comes available then they get back to you. I'm on the list right now, but have no idea how long the wait is.

You are correct on most of your information. The only point that needs clarification is that DVC does not "buy" properties of those who want to sell them. Right now DVC only "exercises ROFR" on contracts that DVC feels are "going too low".

They just instituted a new waitlist (they did away with it earlier this year). They will take your credit card and charge $500 when the points you request "come through". I recently saw that a "new member" got their initial contract via DVC at BWV. This has been rare in the past, but may not be so rare in the future. Their guide was Byron. If you do not already have one, you might want to request him.

And, yes...DVC covers the closing costs, and your points would be available immediately. Plus, if you need to finance, their financing is very easy to get.

Good luck in your decision!
