Disney exercised ROFR today. Boardwalk Villas, 175 points, $97.00 per point all 2016/2017/2018 intact, seller pays closing costs. Has anyone else had a similar experience lately? I see another contract but am hesitant to pull the trigger and have the same thing happen.

There's never a guarantee that a contract will pass, but what I can guarantee is that Disney does not buy everything back. Really all you can do is try again if you think that DVC is worthwhile for you to own.

Agree with the PP. There's no way for any of us to know when Disney will exercise ROFR on these sales. Take a deep breath and make an offer on that other contract if it suits your needs.

We did pull the trigger on the other contract...more points :) but hey you can never have too many!
Thanks for your support.
It's frustrating when Disney takes your contract, but best wishes on your new offer.

And this is the reason they do so hoping people will see this and decide to go retail instead.

I am more and more inclined to believe price isn't the most important factor in DVD's decision to exercise ROFR. I think they are mainly looking for particular "units". It's to their advantage to have larger chunks of points with the same "unit", so that they can offer larger contracts.

AFAIK, even DVD cannot mix points from different "units" in the same contract because points represent a percentage of a particular "unit". There's no way for us to know what "units" they have in inventory and which "units" they may be looking for.

OP - Just keep trying, and don't over pay on the next one. Here's hoping you find an even better deal. Good luck!

This makes so much sense, Carol! I had never considered the issue of needing to match points for particular units!

My experience with tracking points reacquired by Disney is that price does matter more than Residential Unit. I have seen numerous situations where Disney sells multiple deeds from different Resident Units to the same buyer at the same time. If a buyer wants 300 points with a June Use Year, Disney can easily sell them those points in two or three deeds, each from different Units.

OP here, we did make an offer on another contract. Loaded so I have my fingers crossed. Interesting fact same seller as the last one we tried to buy.

OP, out of curiosity what was the use year? Disney exercised ROFR today on a contact I had pending for BWV , Oct use year for 50 points. Wondering if its the same use year?

Sorry to hear that Disney took it. It was a June use year. I have been looking for a June use year with about 150-175 points for months. Still waiting to hear on the second contract we made an offer on, I really am not hopeful, it seems as if they are taking BW contracts.

Sorry to hear both your contracts were snatched up. We are still waiting to hear on a 150 BW contract at $88 pp. I have little to any hope at this point.

I have purchased about 11 resale contracts and have not had a single one taken by DVD. Most of the contracts were loaded and tried to keep the prices as low as I could. I really do not know the logic of ROFR by DVD.

That's encouraging!
