Anyone gone through them?
I had sent an email to them about a timeshare we might be interested in..
They called me back today and said they have a seller that would accept my price point..

When I look them up online there is no listings, just a website to send a request in..

Ps similar website is cjtimeshares.com

They had a website, The website had other listings, but one one dvc, vero beach..

Spoke to the guy.. Told me that worst case it could take 4-6 mo. Start to close..

That little voice inside says something's doesn't seem right..

Listen to that little voice.

If they're telling you they have a buyer without negotiation, and then also telling you it will be 4-6 months, they're lying. Either about the buyer, the timeline, or more probably both.

Next they're going to ask you for money up front. If you pay it, you will never hear from them again.

I haven't heard of this company before, but the information you're reporting here just screams "scam..."

OP is the buyer, not a seller.

OP - what did they say they could get for you? A different DVC property? It doesn't scream scam to me, but always be careful.

I bought a recent Marriott points package where CJ timeshares was the seller though the company I went through was different. CJ timeshares is very active on ebay. Unless there is considerable savings or they are the only ones that have what you want, I'd stick to the usual known resale companies.

So after lots of research.. They are the same company at cjtimeshares..
They send all there contracts through timeshare closing services inc (this is the same at the timeshare store)
I have verified that the broker DOES work with timeshare closing services inc. through timeshare closing services fraud department..

I still have not figured out why they are given a start to finish time of 4-6 months?
Does it normally take this long?

I know Disney drags their feet for the full 30 days on the 1st right of refusal.. But why could it take another three months?

It should take 6-8 weeks from contracts to closing, and another 2-4 weeks to get your account set up so you can use your points.

I'd guess that they've heard how slow Disney can be with the ROFR and account setup processes, and just think it takes "forever" to complete the transaction. I don't think they have much experience, but, using a good closing company, I'd expect it to take the same as any other broker.

Or, if they actually know what they're doing, they may know of a pending reservation and the sale may not be able to close until after the owner completes a trip. It's best to talk to them about why they think it will take so long, rather than just guessing.

I have talk to them..
All I get is it takes 1-3 weeks for contracts to be signed and sent to Disney, Money goes into escrow.
30 days for Disney to ROFR,
if passes 2 weeks for contracts to be sent a signed,
30 days Send to Disney and to county for transfer of name..

I'm not getting so I'm not getting 4-6 mo. And when I ask him I get "sometimes things can take longer"
These are est. timeshare closing services give him.. He is not sure why they are so long..

I just closed on one contract, it took 7 month due to uncooperative sellers son who was on the deed as co-owner. Some time either seller or buyer to blame for slow closing. If multiple owners on the deed can take time, divorce situation, separated owners, overseas owners just a few, time consuming condition. Theses contrition can add time on either side of transaction.

Do not use them !!! I went thru a similar company: SellMyTimeshareNow.com
They usually want a large deposit - I gave $3000. Closing costs are much higher than the other usual sellers - I paid over $1000 for 160 points. They claim this is normal for DVC - total BS (another company had $450 closing with no service fee) !!!

I was willing to do this because of a fantastic deal getting SSR. My deal was ROFRed by Disney and I was left with not so good options... I still went with them not to lose a credit card service fee % on my $3000 deposit and waiting months for a refund of the balance !!! DO NOT USE THEM ...

Normal resale deals take an average of 75 days with Disney's delays.

Thanks for the heads up..
It turns out the points were coming from a company that had some contracts, they are trying to get rid of..
We did not go with them, after hearing they wanted the FULL amount up front.. Including fees and closings..
And the broker still could not give me an correct time line..

I was a little bummed, as it was EXACTLY what we wanted.. But after hearing this I'm happy we will be sticking with the known Resales sites

FYI--In Florida it is against consumer protection laws for a seller of any good or service accepting credit cards to charge a service fee. A link to the statute is below. The last DVC contract we closed on in December, the title company attempted to charge us for using a credit card for the down payment. I cited the statute and they promptly refunded me.

Thank you for the info. In the contract it indicated that the fee would be only on a refund of the credit card deposit. However, I did not know of this statute, which would have invalidated that section of the contract. The deposit was moved to another contract that did go thru at a higher price per point.

I came across another resale broker company...heard about them on another forum. They have lots of contracts and I inquired about 2 but they were both already sold (they don't list contracts as pending...they don't really list any info except resort, points and price). Anyway try http://www.conciergerealty.com/

I really couldn't find any information about their contracts except for number of points. I wonder if they just re-post listings from other sites..

No. From what I learned on another forum, the owner of this company used to work for Fidelity, maybe. They have a ton of brokers listed and the owner, Michelle, replied to my e-mail inquiry. She said that she did have several BCV and BWV contracts but also had a few buyers who were interested. She told me the 2 smaller contracts I was interested in were sold and in ROFR but she had 150 pointer if I was interested. Unfortunately, we are looking for a small contract.
