Direct, resale, or hybrid

100% Direct, but we bought our last contract almost 10 years ago...

Quite honestly, I would gladly trade out the VGF and PVB for CFW, but I am not much on having to do the PITA of selling, then buying, so we'll just keep trying for 7 months (well, I also wouldn't buy because of dues/restrictions/trust point reallocation potential, but I digress...)

Other than CFW, they haven't put out anything new that interests us enough to buy. We have zero interest in RIV and quite honestly, no interest in the Poly tower either (we'll stay at the longhouses) or the weirdly located LL, which really ruins the feel of the FW Settlement area. In fact, our portfolio doesn't really fit us. Since 2019, we've spent exactly 2 nights at Poly and 1 night at VGF, so we're not exactly getting the use out of our 11 month period. In that time though we've had 3 weeklong 2-Bedroom stays at Aulani, a GV at SSR, and numerous CFW stays...
Once I realized that for the past two years, I waitlisted other resorts at seven months after booking Poly - I sold. I don’t think you’re going to be locked out of poly at seven months unless you really want early December. Looking at your mix your poly point would get you enough at the cabins to go every other year. I got 165 a point and sold instantly ( 7 min on the market)

$165 is what Poly was going for Direct when we bought it back in 2016. However, you lose 10-ish percent commission on that plus whatever else fee-wise they take and then an increase in the dues at CFW would not be trivial. We aren't terribly particular as to weeks, so 7 months works for now...

I think this is gonna be peak poly resale pricing, and there’s a low inventory right now. So you’re always gonna lose the 10%, but if they don’t fix the crowding at Polynesian. They could go back down to 150 easily. This is probably the time to consider go or no go on Polynesian.

Even VGF has been dropping but you need 11 month points to get into VGF1

The only way I would do the cabins is 75 points so I could go every other year. Even then, since I tend to go solo, the cabins are not really worth it for me which is sad cause I loved them.

I think pools and lazy river and whether or not it’s combined with the cabins will make my decision on Lakeshore Lodge. If they combine and the maintenance drops. I will add 75 direct.

How difficult has it been booking at CFW 7 months out?
 

LOL, my best friend and I bought those contracts together, so only half the points are mine. Have been friends since 1970. Funny story... I had started going to DIsney at least twice a year in 1991 with a mutual friend, but BFF never had any interest in going when I would ask. I finally bought into DVC in 2010, and she finally agreed to visit Disney World in 2015 if I would agree to going to Universal to see the HP stuff. Our trip started the day after Thanksgiving, and that Friday night we stayed in a savanna view at Jambo. By Saturday morning she was so excited and asking more about DVC. We moved to OKW that day, and she scheduled a tour at the DVC center for that Monday. She purchased a contract after that tour :) Never underestimate the power of a first impression a resort gives!!
