Direct Buying Process VS Resale

FL has a new law last year requiring a notary for timeshares to prove you aren’t a banned foreign national purchaser.
Not all states require a notary for direct purchases. It depends where you live according to my guide. The only other thing I can think of would be I bought VGC and VDH both ca properties but all the paperwork had FL Disney addresses.

Do you know if it’s like that recently? There was a new law last year and that’s when they started requiring it for everyone. I might not be correct about all, but if your experience isn’t recent, it might have changed.

I bought yesterday, no notary needed. I guess it’s possible it’s because it was grand Californian maybe. My other direct purchase wrapped up about 2 months ago also no notary needed.

So it may be because your properties are in California. It’s an ownership within the state of Florida that’s the issue. We didn’t need a notary in 2023 when we purchased direct but we did in 2024 and the reason given was the new Florida law.

Its funny how the is much more knowledge here on the boards than within DVC employees themselves. My guide who is an OG guide said it was because of the state I live in. Because of these boards I was able to buy in direct and resale armed with so much info.. like fixed weeks, splitting contracts etc.

Agreed! I have gotten so much information from these boards over the years! Saved me a lot of time and money, cost me some money too with the enabling!

Oh yeah, it’s a Florida Law. So maybe it’s only for FL properties.

I agree with this. When I was first starting, my resale agent told me she owned at VGF and other properties. I asked her what time booking opens and she said midnight. Armed with the information on here, I told her that others have told me 8 am. She was like oh those Disboarders, they're probably right, they know just about everything. I was thinking ummm if you're an owner wouldn't you know the booking time?? Also I explained to my dvc guide that I was now resale needing to buy direct and what the cost would be and he gave me all the info for new direct members. I told him that that is incorrect that Disboard told me it was $14 off for Riv pp and showed him the new chart. He stood corrected 🤣🤣
