Differences in resale company practices

We're in the process of our third and fourth resale purchases. At this point, we've done business with three of the four "big" resale companies and I've noticed some differences in their practices. I thought I would share our experiences to date.

Our first resale was through Shontell at DVCbyresale.com. Shontell was a bit difficult to reach (lots of times leaving messages on the answering machine), but she was very pleasant to work with. Once I established contact with her, she was very quick to call back with a contract that exactly matched our "wish list" and we quickly made an offer for the asking price. It was a loaded 50-point BWV contract, and as many of you know, those go FAST. So, we were thrilled to get it... even if the price was a bit high. We were told that the closing agents would be Timeshare Title & More. Later in the day, we received the documents to execute and FAX back and were given instructions to send our $1000 deposit. The instructions told us in bold, italicized letters to overnight our check to the title company. From the moment we signed the documents, we received no further contact from DVCbyresale. We were not informed when the seller signed, we were not forwarded executed documents, we were not told when it was submitted to ROFR, and we were not told when it passed ROFR. We knew it passed ROFR when we received an email from the Title Company with instructions for closing, and we knew it had closed when we received notice from the Title Company that the deed had been filed with Orange County. We have not yet received any membership info from Disney, nor have we received instructions on how to proceed. It has been a month since closing. The deed is on the Orange County Comptroller's website, so I know that the sale has gone through. Since this purchase, we have tried to purchase a second resale through DVCbyresale, and Shontell was very helpful during the negotiation process, but we were unable to reach an agreement with the seller and looked elsewhere for our next purchase. Overall, I was pleased that Shontell worked so hard to help us find what we wanted, but I was frustrated that after the documents were signed, we didn't receive updates as to the progress of the sale.

Our second resale is through ************* over at ***************. It was very easy to reach them... the phone was answered immediately. We made an offer on a contract that was significantly below the asking price. A few hours later, **** contacted us with a counter offer and we accepted. The contracts arrived via email a few hours later, which we signed and FAXed back. Again, we were told the closing agents would be Timeshare Title & More, but ****** instructions specifically stated that expedited mailing was not necessary (which I would agree with since the buyer has 10 days to change their minds anyway). We sent in our $1000 deposit on a personal check via regular mail. The next day, we received an email with copies of the executed purchase agreement (with sellers' signatures). We were also notified immediately when the contract was submitted for ROFR. The communication level has been wonderful. We have not yet passed ROFR, so I can't speak to how closing and recording will go. (Perhaps someone else can share their experiences regarding closing with this company.)

Our third resale is through Rachel over at Fidelity. Working with their listings on the website is frustrating as the UY and point status are not included in the listing. So, we were blind trying to compare contracts until we specifically contacted Rachel to request info about each one of them. It was next to impossible to reach her via the phone number listed on the website (endless recording and music just to be sent to voicemail), but once we made the first contact and she gave us a better phone number, it was smooth sailing. Our first offer was for a contract that had a great listing price (it's actually still on the website), but the seller never responded. It took quite a few follow-up emails from us to Rachel before we even had a clue what was happening with our offer... so that was frustrating. We finally withdrew the first offer (due to lack of seller response) and moved to our second choice, making an offer that was significantly less than the asking price. The seller accepted. A few hours later, we received the documents, signed them, and FAXed them back. The closing agent again is Timeshare Title & More. This time, the deposit was only $500 and it could be paid by mailing a personal check or authorizing a charge/debit payment via FAX. We were notified by email when the seller had also executed the documents and then about a week later, we received a hard copy of the executed documents via USPS mail, along with a detailed letter telling us what we could expect from the ROFR and closing process. Again, we have not yet passed ROFR, so I can't speak to how closing and recording will go. (Can someone else can share their experiences with this company?)

So, from these three companies, I have been most pleased with the complete package of service from ***************. Shontell at DVCbyresale was very helpful and communicative in the offer stage, Rachel at Fidelity was very helpful and communicative in the purchase stage, but **************** have been communicative during the entire process. From descriptions I have read of the service at The Timeshare Store, I believe they are also communicative through the whole process... but I haven't found the right contract through them... YET! :rotfl:

What have your experiences been like with the resale companies?
 
We used the Timeshare Store when we bought an AKV resale back in August 2009. The level of communication was excellent. At the start, Scot, the agent we used at TSS, explained the process and estimated timeframes. We received emails from the TSS and from Brenda at Magic Title every step of the way and always felt we knew exactly the status of our offer. When we finally closed, they told us how soon to expect to see our points added to our existing DVC account. All told, it took 54 days from the day we made our offer to the day our points were available for use at Member Services.

Overall, we would use TSS again if we were in the resale market.
 
We have been on both sides of resale activity with TTS and had great communication both as a buyer (three times) and seller (once).

I would not hesitate to recommend The Timeshare Store for either side of the transaction.
 
I know Fidelity is the only resale company to which Disney refers customers (and I do wonder why that is...) and that some really great deals (i.e., distress sales) are sometimes found there. However, Fidelity is also the only resale company that charges an extra "administrative fee" for purchases. At $195 per contract, that administrative fee can be significant when purchasing a small number of points.

What other differences have folks noticed?
 

We have not yet purchased a resale contract YET, but I am looking every day at the resale websites for the perfect contract ;). Just wanted to say THANK YOU for posting this, it is extremely helpful. :thumbsup2
 
You can expect ******* **** to continue the communication right thru closing. We were notified of passing ROFR and of closing and then given very detailed info on what to expect on getting entered into the system. Working with them was the best resale experience I had.

TTS - decent communication from everyone but rarely my assigned agent. So, I was usually kept updated - not always and sometimes had to call to check. It was ok. I actually had the most difficult time with them in the follow up on an offer.

I also used Shontell for another contract. Communication was kind of like yours although I had no problem reaching her to start and it was good thru the offer process. I learned I passed ROFR when I received the closing documents. I learned I closed on the contract b/c it appeared in my online DVC account. :rotfl: It was an add on so that didn't bother me too much.

I thought that since I didn't go direct through Disney, that I would be assigned a new member number for the points. How do you get them added to an existing membership? I've checked my online DVC account and it's still just showing our Disney-direct points and not the add-on. But, the add-on is also titled somewhat differently. The Disney-direct points are titled for both hubby and me, whereas the points we just got through resale only have my name on them (with the intention of transferring them to children as college graduation gifts). Maybe that is the difference? How did Disney know where to put your points (which account)?

If the title were identical then it could have been treated the same as an add on done directly thru Disney. When you purchase a resale with the same UY and title it the same just let your agent know so that they request for Disney to add it on to your existing membership.

Since you have titled it differently then from everything I've been told it cannot be treated like an add-on and you will have a new membership.

When I purchased a contract with a different UY and thus membership - (this is the one I was talking about above that I considered an add-on although technically to DVC it was not) they added it to my online account without my having to requesting it. Even with a different title you may be able to have that done so you only have one log in. I assume they just are matching up data - name, address, social.
 
Ah, good to know. All of the resales I got for the kids have the same UY and will all be titled just to me for the time being, so I will have to let our agents know. Very convenient! Thanks for the info! =)
 
The first contract to close and processed by Disney will become the new master contract and be assigned a new contract number. All others will be add ons to the new master. You will be given an additional member number for the new contracts.

The down side is that the member website doesn't show multiple contracts correctly and you can't use your points from both memberships for the same reservation. You will have to transfer the points from one membership to the other. MS has trouble with transfers and the points will not show up correctly on the member website.

One thing to remember is that Shontell, ******* ****, and Fidelity are all cooperating brokers. That means that they all have access to each others listings. If you find Jaki and **** most accomodating, they can sell you any listing that Shontell or Fidelity has (and without the Fidelity agency fee). The TSS however, is not a cooperating broker. If you find a contract from them, you can only get it from them and they cannot access the others listings. I prefer to use cooperating brokers whenever I can.

How are your multiple contracts not showing correctly Bill? Mine all display. I've only transferred from one membership to the other once but it was done correctly and even displayed although I know the displaying seems to not be the norm.

I wondered about this too. I have 6 contracts and there is one master number: 123456.0, and all of my others follow as 1234560.1, .2, .3 .... I don't have to transfer and I've never had a problem as long as I tell them which account to pull from.

Now I imagine if there is 2 contract numbers then it would be 2 different accounts and a transfer would be in order.

So if I buy a resale contract and keep the same master account (by keeping the same owners), wouldn't my new resale purchase just be added to my existing account: 123456.7 ??? I'm thinking of a resale this time as all of my others have been added through Disney.

With a resale purchase, it must have the same Use Year and must be titled exactly the same in order for DVC to add it to the master contract.

While there are some situations where it would be best to transfer points from one master contact into another, it is not necessary for DVC stays. You can just reserve some days from one contract and the rest of the stay using another contract and MS will seamlessly link them together into one stay. We have had as many as 4 different contracts, with 4 different Use Years from 2 different resorts and have never had to transfer points between the contracts.

All of our contracts show up on the member site without any problem and all reservations made using the contracts also appear on the site - even those linked together as described.

I sometimes write faster than I think. To clarify, if you have more than one UY and multiple contracts, you can have problems with MS and the website.

When I go to my vacations on the website, only the first UY is displayed. I worked with DVC IT people last year to fix it but I guess they gave up. I can see my vacations for the second UY if I use the link on the contract page.

Transfers from one UY to the other is a problem. The banked transfered points didn't show up correctly and MS sees them in both UYs. This causes delays with every MS transaction and caused us to loose a AKV Concierge reservation.

Disney looks at the problem as too small to spend time on. Not enough Members have multiple contracts with more than one UY.

I could be wrong but I believe that Fidelity pays DVC half of the commission that the seller pays. If the seller pays $1,000 commission than Disney gets $500 from Fidelity. That is how it was explained to us from Disney in 2005, but, of course, things could have changed since then and, of course, Disney might not have told us the truth.

We sold two OKW contracts through **** ******* and had an excellent experience with them from the seller end as well. They were great about keeping us in the loop and getting the deal done promptly when we got a buyer.
 
We used Shontell Crawford and at the time was anty about making a big purchase over the internet.

At each point in the process we asked how long it should be before we have gone through each point in the process. After that amount of time passed...we would call her...or the title company...or whatever.

We did get a little frustrated, but was so proactive that we didn't see a lot of the problems that others have had.

Ok - now I know what you meant. I just never go to my vacations that way. I always go into my vacation points to verify totals and then I'll view vacation details thru that area which is by master contract so I don't expect to have more detail than what relates to that UY. I can see where it would make sense that if you go in directly to the vacation details that you would get everything under all the memberships. Of course Disney is not known for websites that are easy to navigate or that even make much - if any - sense.:sad2:
 
I am surprised to find that you had the same experience from a seller that I had. I put a deposit on a resale contract through Fidelty (Rachel) and waited 2 weeks to find out the seller still has not signed and sent in their paper work. I was told at the 7 day mark he had been on vacation but still no word at 14 days so we withdrew our contract. I was not comfortable with the 195.00 fee either since it was a small contract. I had the best experience through the Time Share Store and would highly recommend them!
