Did You Know About Resale When You Bought Direct?

On a hunch we held off on buying in at SSR and were ecstatic to discover the resale market after we got home from our trip (thanks to many on these boards). I'm curious as to the experience of others. When/where in the buying process did you find out about resale and how much, if any, did it effect your buying decision.
 
We were just like you...looked into SSR, but kept thinking, "I REALLY want to own somewhere else...I wish I could buy into one of the other resorts." Then, it hit me...there HAD to be a resale market!! This may sound naive...but, I really didn't expect it to be CHEAPER!!!

I did a search on google...and voila...found the disboards...the rest is history!!!

Knew about resale, but couldn't pass up SSR. We got in at $79 per point for the full 50 years. Resales were in the high 60s then, if memory serves. By the time you add in Maintenance and closing, the difference was negligible. Our second choice would have been an OKW resale, with the goal being to get one with banked points to really justify.

But, in the end, it was the intangibles that helped make the decision. Like the location of SSR. Like the low maintenance. And we really like the fact that SSR represents a future gift to our children and grandchildren who will almost certainly be enjoying the latter years of the contract.

We never even met with a Guide. The entire purchase was handled over the phone, and really we had all but made up our minds by the time we called.
 
I didn't even realize there was such a thing as "resale" until I discovered this forum (purely by accident!). We originally toured OKW seven years ago and decided at the time it wasn't for us. As soon as I started reading all the threads...well, that got the ball rolling. We closed on our resale just a few months later. Our first DVC stay is less than three weeks away and I can hardly wait!!!
 

We knew about resale, but we really wanted SSR. We like the location, the fantastic rooms and amenities, the 50 years, the $79 price, and the low maintenance fees. For us, SSR was what we wanted. I'm sure we will stay at all of the WDW DVC resorts, but for us SSR really sealed the deal.

Our first DVC purchase was BCV through Disney...both times we went we kept saying WOW, we love the Boardwalk, wish we could own there.....then we found resale.

We just closed on our resale at the Boardwalk.

In retrospect, I *knew* there was a resale market when we bought our first points at VB through Disney, it just didn't click that we should consider it when we were considering. We had learned the basics but not the tricks of DVC before we went, and oddly, it wasn't a purchase I spent 18 months analyzing if it was worth it.

I'd probably still have done things the way we did simply for the ease of financing, but the fact our guide mentioned we could resell our points didn't register that there might be others already doing it.

In 1997 we did not. I have spoken to several people who have purchased through this site sponsored company and they have been quite please with their purchases. At that time (300 points), we could have saved probably around $1500. That being said, DVC at that time allowed us one year at 0% to pay off the contract.
 
We bought direct and resale at the same time. Knew about DVC before we ever found these boards. But learned the most from many good folks here. Used Pat Spell at the Timeshare Store for our OKW contract and Byron from DVC for our BCV contracts. Very pleased with both Pat and Byron.
 
DH and I did the SSR tour during our honeymoon in June. Although we were very excited and nearly ready to sign on the mouse-eared line, we first wanted some time to (a) consider how many points we'd really need, and (b) do a bit of internet research to check on whether DVC was too good to be true (which is how we discovered these boards!).

After a bit of time spent on the boards, we discovered the resale market. Upon weighing our options, we decided that we really liked the theming and decor of SSR, its location near DTD, its 50-year contract, etc.

We were just about ready to call up our guide to make our SSR purchase when one of the first SSR resales came on the market at TTS (200 pts, $78 ppt). We jumped on that and were pleasantly surprised to have it pass ROFR.

And then, of course, when the 130-pt add-on special appeared, we just *had* to have that as well.

So, while we did initially purchase a resale, because it's at SSR, it has never really felt like a resale.

Does that make any sense???
 
We also wanted to buy DVC and planned to buy SSR. Talked to our guide, the whole deal. Then I found these boards through Deb's unofficial website and found out all about resales. We really wanted either BWV or BCV because our favorite resorts are BWI and BC (well, we love the POLY too but no DVC there)! Our guide gave us the impression it was "no problem" to stay at BWV or BCV and own at SSR. I even specifically told him our favorite time to go was the 1st week of December. After reading these boards I found out how popular early Dec is and read "buy where you want to stay" like 50 times. Well, maybe not that many, but it was close! We bought a 230 pt resale at BWV and plan to add on a little more in a year or two. We are thrilled we got the resale and are very grateful to all on this board who helped us decide. :wave:
 
Yes I did. At the time, we wanted VWL and there really wasn't much of a resale market for that property at the time, DVC was the only game in town for VWL. I've actually bought all my points through DVC, even our most recent BWV add-on. When doing the math versus the resale we were interested in(at BWV), it didn't come out to that much more $$$ and we were able to get the same use year. I'd definately buy resale if I wanted more points, since I'm not interested in SSR.

This is us, except we used Jaki at atimeshare.com for our OKW contracts and Lisa DeRosa for our BCV contracts.
 
I researched this purchase to death, so I knew all about resales. But we really needed the 10 year financing, and I believe resales only offered 5 years. We just couldn't swing that, or at least we thought we couldn't.

As for an add-on for us, and yep, we're already planning it - not sure DH realizes it fully, but he doesn't read these boards anyway :p , unless DVC continues the great SSR long enough for us to see the resort in person, if we ever add on, we'll probably do a resale at the resort we like most.

On our first trip "home" to BCV (thinking next Spring may be the earliest I can swing it), I am either gona have us stay a few of the other DVC locales as well or just go check them out. DH doesn't realize that either! I'm gona be trying to figure out where we want to add-on. I'm so bad ;)

Last October we vacationed at WDW for probably the twelth time and decided DVC might make sense. We went for tour and asked our salesman (won't honor him with "guide") about BCV. He said we were a few months too late and only had SSR. We asked how about people divorcing, dying, bankrupt etc? The salesman said Disney has ROFR and buys "all" contracts for members wishing to add on.
When we got home my wife did some checking and found resales. We now own 170 BCV points.

We did the tour while at WDW Labor Day week and I started researching the minute we hit the door on our return home. What sealed it for us was the 10 year option with DVC financing. Hopefully we'll pay it back before that, but if not that's okay too since we'll still have 40 years once it's paid off.

I did talk to our guide about resales at other DVC properties, but at $89 per point and no discount incentive plus the extra 12 years of use, SSR was the best option.

Already thinking about adding on, but will wait to see how finances go over the next few months before moving on it.

Our situation is similar to yours. We've gone to Disney once a year for the last 10 years, even took the tour twice at WDW and sat in the sales pitch while on the Magic but just never took the plunge -- go figure!! Eventually learned about the DVC resale market on the Web. When we brought up the resale market the last time we went on a tour, our guide/salesman was very surprised! Their job is a lot easier when the buyer isn't educated to the resale market! BTW, we've purchased strictly through the resale market.
 
I thought the SSR seemed more like a "grown-up" resort than some of the others, so we waited and now we own BOARDWALK! I can't wait - we're using some points for a 3 day suprised visit for NYE and our big "welcome home" trip will be 4/2005!
 
Can someone who did the financing for the new sales tell me how it was done. I think someone said they do it over 10 years but what interest is charged and did they check credit. How much do you need as a down payment. Do they include assessment fees in what I assume is a monthly payment. How many points did you buy for 10 years and how much is your monthly payment? thanks

I had the same hunch. Although I didn't find the DIS, I found the Timeshare Store. We waited about 2 years before buying and ended up buying when prices were quite low.
