Now I am trying to decide if I should do resale vs. direct. I am attending the Garden City NY event this weekend and want all my information before I go.

Lots of people seem to "warn" to know what you are getting when you buy resale...I understand loaded vs. not. I understand use year (although the guide that gave us the tour last week only offered February UY which is NOT want I need)....

If I can purchase 200 points at SS in the low $70's per point....what would make it a better deal to purchase direct?

and I am still deciding which home resort is for us and understand that if I decide for OKW, BCV or VWL I would have to go resale.....

I know the tour guide told me that I would get ALL of this years points for purchasing now....I dont remember if that was for all 3 resorts for sale directly or just BLT.
 
If you buy direct, you can ask for any UY that you want. They do offer new buyers a "default" UY, which I believe is Feb for BLT, but if that does not work for you, and you decide that is the resort you want, ask for the UY that fits your needs best.

Yes, you will get 2009 points for all resorts that Disney sells directly. However, there is a chance with AKV or SSR, if you want Oct or Dec, you might also get 2008 points as well (as we are still in the 08 UY for those resorts).

If you are considering SSR, I really don't think that they can offer any incentive that makes it comparable to buying resale. However, it would allow you to get the UY of your choice and the exact # of points plus you would be a member and have points for reservations within days, not weeks. Plus, if you need any type of financing, buying direct would allow for that.

We opted for a resale because the price was/is so much less. We narrowed it down to BCV and BWV. We like being able to walk to EPCOT, walk or take the boat to the Studios....and it's a short walk to the monorail to MK. We chose BW over BC because it's larger and thought it would probably be easier to get ressies.

Oh, we're in the process of purchasing our third resale.

For us the biggest issues with direct buy and resale is price and time. Disney is so easy to work with. # of points, use year, and instant access to points.
Resale can be much cheaper but with a longer process. Waiting for the perfect contract, ROFR, long closing process.

If you book at the 7-11 month window for BC (thats one of my choices) for food and wine or over the holidays.....are you saying that you may not get in because it is so small? If so I may be able to drop this one from my list.

Thanks Jason....Once I decide if I am going with a resale....I will email you with the info....of course I still need to decide which home resort which seems to be the biggest hurdle I have......

There are more rooms at BW than BC. I don't remember the exact numbers, but I'll bet someone out there can refresh my memory.

And again, buying direct from Disney may be quicker, but I don't mind waiting a 5-6 weeks to pay $20+ less per point. That's a lot of money.

A few years ago when we were buying - I received a lot of advice. It is a big decision and a lot of money.

For me, the best advice was: Buy where you want to stay. We went resale with TSS at BWV. We are able to book at the 11 month window and that makes us happy with our choice.

We've bought both resale and direct from Disney. I would do either again. Resale was more stressful and took a lot longer, but it saved us about $2000, even including the fact that we had to pay closing costs on our resale add-on that would have been taken care of by Disney. (This would not be the case on a first contract from Disney, as they help with closing costs but don't fully cover them.)

On a small contract, or on a property that simply wasn't readily available on the resale market, I would consider buying from Disney again. Otherwise, I would probably buy resale.

When I was ready to buy, I lurked for a time, looking for the right resale contract. I found one that was the UY we wanted (the one we already had) that had all that year's points available and all the previous year's points banked. It was exactly what we wanted, and we've enjoyed having it.

We didn't enjoy the resale process... it was definitely more stressful. But we could put up with a little stress for a savings of thousands, and we would do it again.

If you want beach club during high demand times you should buy it as your home resort. I haven't had an issue booking there during the 7-11 month window.
 
Awwww, congratulations on making the jump to buying. For what it's worth, unless I was buying AKV (and, really only AKV if I could get 2008 and 2009 points still) or BLT, I would go resale all the way. Sure it takes a bit longer and you may not get exactly the UY or number of points you want, but for the drastic difference in price, it would be worth it for me to go that route. I wanted to confirm the info on use year, we wanted a June use year, when we bought earlier this week we were offered Feb. but when I told our sales rep we wanted June he changed it for me. We bought two contracts, one at BLT and one at AKV and we got points for this year at both resorts.

Do you think they would let me buy 1 100 pt contract at BLT and 1 100 point contract at SS?
 
We too had to specifically ask for a June UY -- February was the default. But they ultimately gave it to us. I think they assume you want February, since you get next year's points "quicker" that way.

We wanted BLT. If we'd wanted any other resort (except VGC obviously) we would have gone the resale route.

I think the fact that BCV is small and in high demand at times (especially F&W) is a reason in favor of buying there if you like that resort. If you want to be able to stay at BCV during F&W (which I believe currently goes from late September to early November), then you may seriously want to consider owning there. From what I've been told, your chances of getting a ressie at BCV during that time are slim to none if you don't own there...and if you own there, you should still probably take advantage of the 11-month booking window and get your villa reserved ASAP.

We own at AKV and are seriously considering an add-on at BCV (stayed there for the first time this past June and LOVED it), to guarantee future reservations there. If we buy BCV, we would only do it via resale because there are no discounts/incentives on sold out resorts purchasing direct from Disney.
