I have found a villa I would like to rent in Emerald Island Resort. The owner requires a $300 deposit to book the villa, however, the deposit is non-refundable. Is it normal that it is not refundable?

Many private places do that... non refundable. SkyAuction is non refundable & that is for the entire trip not just a deposite.

If you are certain to go with the exception of emergency then book it and take out travel insurance.

If not then find a home with a more favourable cancellation policy.

Most owners I know of have a non refundable deposit policy some -if given enough warning -may refund part of it if they fill the dates due to a cancellation as to refill it may incur extra charges for them.

There are plenty of villa's for rent in emerald I would keep looking until you found one with a better cancelation policy. Are you using vbro.com for your search?

Yes, that was the site I was using. Do you know of another?

I'm renting a villa in late May from www.greenorangevillas.com

I have paid for the week all at once and the price was $795 with a heated private pool. The managers name is Roger and when I talked to him on the phone we was very nice and answered all of my questions. I of course was sceptical about renting from a place that I have never heard of especially since we were originally going to stay on site. Some friends of ours went down in Feb and checked out the exact villa we are going to stay in and took some pics for us to look at and they looked great. It helped ease my mind.

Anyway check them out and see what you think. :sunny:

Seems like a great deal and the homes are nice. When are you going? Have you gotten any reviews of the development?

We are going from May 28th thru June 4th. The area is off of Rt27 and as I understand it, is about 10 to 15 minutes from WDW and in an area of mostly brand new homes. Roger from Green Orange Villas told me that all of the villas he rents are no more that two years old. When our freinds were down there last month and checked it out for us they told us the same thing (they looked new & in a newer development) I think it will work out great and I know we are very excited to get there. :sunny:

Yes, and it is also normal not to refund the entire cost of the villa rental if you cancel within 8, or even up to 10, weeks, regardless fo whether the owner re-rents it.

I STRONGLY ADVISE you to purchase trip insurance if you book a villa. We did, and we were very glad for the piece of mind.

We had a great visit 3 weeks ago to a villa in EI, by the way!
