Dear DVC resale brokers…

There’s nothing unreasonable about that question. I would think it’s part of a brokers job too…do as you would be done by.

That said, having lived in the US for 8 years though, I’m amazed at what brokers and realtors don’t do for the $$ they charge. So, maybe not all that surprising
 
Every time I'm in a situation like this, I try to remind myself that the other person may be under a bunch of stress that I don't know about, or even something as simple as just skipped lunch. Right now, it's probably not a lot of fun being a DVC Broker, because there seems to be a wide gap between buyers and sellers, and the Broker is probably being yelled at by someone over something that they can't control.

That doesn't change the fact that we should expect polite professionalism. We should. And if this is something I was doing regularly (for example, if I had a side hustle stripping/flipping contracts) I would definitely try to stick with brokers that tended to treat me better. But, for a once-every-few-years thing, I'm willing to overlook the occasional slight.

In regards to this one particular instance…in addition to the brokers other jobs, they probably get asked about checking in on ROFR quite a few times a day and know that the process takes what time it takes. Having a quick email they can cut and paste is likely a time saving measure rather than a personal attack.

I thought for the money they are making on the sale I could have at least gotten a greeting in the return email. 😉

I don't completely disagree. They should always try to be respectful, but so should we.

Don't get me wrong, I reached out to my closing company to see if they had an update on the seller completing their part of the process, even though it was within the explained window.

But that doesn't mean that there wasn't a part of rudeness on my part. Was I happy that they replied with an expected closing date an a comment that they need a notary, certainly, But at the same time I would not have been upset at all if they had simply replied saying it takes up to x days.

True, but in this instance it was an incomplete sentence that had literally been scanned off a letter. If I sent something like that to a client, I would have gotten a “talking to,” as we say in the south! 😆
 
I am curious about some of the comments about cancelling your sale .
Be sure you understand you are within the terms to cancel .
Otherwise the commision might not be forgiven …

This is the OP, and I am not contemplating cancelling this sale - only which companies to use for my next one.

"They" probably aren't the one making all that money, they are probably only making a small percentage.? (I have no idea how it works, just that's usually the case with most things, someone who doesn't have to answer is making the bulk of the money)

Your the customer paying for a service. So the amount of commission that your agent is making for the little for the amount of hours they are putting in. You were not being rude, again your the customer paying for a service.

Of 3 resale contracts, the first one was very problematic. The agent and company went above and beyond and fix the issue. The next two were easy. The 15 direct purchase were the Fantasmic!
 
This last incident - I am in ROFR, and it’s been 30 days as I see others flying through. So I asked very nicely whether mine could be checked on. In response I received a cut/paste of a line from their standard letter that states disney takes 30-45 days. No greeting - no nothing else. I thought this was rude. Am I wrong?
Did you respond back that you were aware of that but wished for it to be checked on?

I also try and give people the benefit of the doubt - busy or bad day. If it's consistent over and over that's a different thing. True there are other brokers but really you're only hurting yourself if that one broker has the contract you would like. But your decision, your choice.

I did not respond back - I don’t want to take the chance that the broker will sit on my rofr for even longer. And I do get that it might have been a bad day. On my worst days, I am still required to treat clients with patience and respect.

Well, the brokers don't control the speed of ROFR and sitting on it after notification just means it's longer until they get paid. That isn't too likely to happen. And the title company wouldn't like that either. The title company probably gets notified at the same time or maybe even receives the notification - I've never asked that question. You could also check in with them.

A lot of the DVC brokers have East Coast attitudes which is that it is in fact courteous to be both blunt and short so as to not raise expectations or waste time. However without knowing which broker you used, I’m not sure whether this applies here.

My reaction as a professional marketer is that they need a much much much better and more personal feeling form letter.

Something like:
“Hey, I’m so sorry this is taking so long. Disney is notoriously slow with ROFR and unfortunately they have a bit of a ‘don’t call us, we’ll call you’ attitude. If we get to day 46 I’ll bug them, but we need to maintain our relationship with them, so our policy is not to bother them until they’re officially late. Sorry about that! Thanks, Broker.”

If you’re doing it right people don’t even realize it’s a form letter.
 
I also have narrowed down to 2 companies to use going forward. Listed a contract with a company and after a few weeks no bites ( which figured would happen in this market) and I reached out after seeing on their home page about "instant sale" never heard of that before so was literally curious! I asked " Saw the instant sale, can you tell me how that works, what the process is ?" and the response back was " will have the owner get you the quote, and you wont like it" i never asked for a quote i asked for info on how it works and the process... the reply was so snippy and rude I pulled my contract from them and wont use to buy sell rent nothing. Sometimes people just have a lteral question! I know the market is nuts but some companies are just nuts too!
 
I really don't envy the brokers these days. I imagine many (many!) owners who are selling are very angry that the market has moved so far so quickly. It has to be hard to be on the receiving end of that.
Yes, but the brokers would have to admit that the last 2 years has seen a crazy inflation of price increases on DVC and they have made more than enough money off of it.
