Kristine - I remember them telling me last year when I had my appraisal that they shouldn't use foreclosures as comps, because they don't accurately reflect the market.
 
I don't disagree with you. But the housing market on a whole (at least around here) is definitely considerably lower than it was 2 years ago.
 
Here too. But what I was referring to is if the house on your left sells outright for 300k and the house on your right forecloses at 200k, the foreclosure shouldn't be factored in the appraisal. In other words, only arm's length sales reflect true market value.

ETA: I misread your original post. I thought you were asking IF foreclosures affected Glynis' appraisal. Now I see you were saying that the houses you were talking about are BACK ON the market at a much lower price.
 
I am trying to figure out our trip to Boston. :headache: We have to go I-95 part of the way but I think on a weekday it is just not feasible to go the whole way on that road from Hades.

The problem I am running into, besides trying to avoid traffic, is that as soon as I deviate from the I-95 route the directions are adding as much as 2 hours to the trip. I imagine if we had to sit in traffic around DC, Baltimore, Philly, NYC and CT we would be talking a lot more than 2 hours though! :eek:

We didn't hit traffic until NY. Of course we hit most major cities in the middle of the night.
 
Glynis....I am very curious about your appraisal. 2 years ago we appraised at $420k. Since then 3 or more houses in the neighborhood have gone into foreclosure, including my neighbor. These houses are listed around $230k! I can't imagine the impact this has on our value, but I bet it's not good

We had an appraisal about a year ago, and that was our problem, as well. However, just in the last 2 or 3 months, we have had about 4 homes in our "extended" neighborhood sell that are comparable to our house, so we are hoping for better news this time around.

The last appraisal we had done, our house appraised for exactly what we paid for it 8 years ago. We are hoping that some of the work that we have done has paid off. We finished a couple of rooms, added a greenhouse to the backyard, and other stuff like that. Hopefully, that will all help. I'll let y'all know when we find out.

We are actually lucky in that our housing market is picking up around here. Fingers crossed that it continues.

Well, it's definitely "back to school" time around here. I've had or have 4 meetings/classes this week with 2-3 a week for the rest of the month and into Sept. It still amazes me that not being in the schools is still so affected by the school schedule. Well, at least they're fun for the most part!

It's mostly the whole "beginning of the year" Girl Scout stuff - Service team, recruitment nights, organizational meetings, training etc. There are also several classes of Terra's at the library and a handful of random other things as well. Some of it, I think, is trying to fit in some of the "extras" and the "I need to do sometime" type things in before Deva comes.
 
So I met today with the specialist. I definitely need surgery. He is very optimistic that it can be done laproscopically and out patient. I need to have some more tests done next week.

Surgery is scheduled for the 24th. I left there today and did not have it scheduled. His office actually called me and set it up for me. I was glad as I wasn't expecting the date to be set until my appointment next week. As that is what we had discussed. I guess since he knows I have my trip coming up he wanted to get it on his schedule.

Becky, I sorry to hear that you need surgery. Do they know what the mass is? :wizard: Hopefully it is quick and painless.

I am packed and ready--We are leaving for dallas shortly...Going to a rangers/yankees game tonight..then cowboys tomorrow.
I cant believe the weather--it said 103 today and 105 tomorrow!!!
