I have a David's Vacation rental question...

Does the price per point go up or down the closer you get to the date of travel?

I see 4 nights that are one price in March and another price in June for the same amount of nights. So I'm curious if March is more expensive because it's closer or is it a higher demand season. And do you have to add tax or any fees to the price you see, or is that the price?

I am looking to rent 4 nights in June and am undecided whether to rent DVC or just get a room at a hotel.
I am afraid to rent from a private person as you don't really know if they are legit or not.

Thanks to anyone who can answer this question, I appreciate it.
 
Prices depend on several factors - resort, days of the week (weekend being higher), travel dates. David's rentals charges a per point price for the reservations and if it cost more points to go in March vs. June it will be more expensive. Another factor is the owner of these points could offer a discount if the points are going to expire, need a quick rental or the points are in holding. Remember David is the middle man, you are still renting from an individual DVC owner. The fee that is charged is the fee, no taxes or other fees.

Although the points charts seem to be the same for March and June, weekend nights (Fri Sat) are still more points than the rest of the week.

Or It could be that David has more customers that want March vacations than June.
Not many owners have April use years so he may not have any "distressed" points to put on sale.
 
In June there are at least two different seasons, one from June1 to June 9 and then June 10 to June 30.
 

I am actually looking to rent June 1st thru June 5th, but since you can't cancel like when you book through Disney, I have to wait until I get my flights AND it gets closer in case I do any changes. So that's whay I was curious if the price will go up as it gets closer.

If you book it 11 months out, it will be the same if you are able to book it 1 day out. But the closer you wait to book, the less likely what you want is available. When the points stays are gone, they are gone.

Great! That is what I wanted to know, since I can't book for a while, I was wondering if the price goes up or down, Glad to hear Disney doesn't do that.

The number of points needed will not change, but the availability will change. If possible, make the reservation as early as possible.

Also realize Disney will have NOTHING to do with a reservation made through renting points. Your contact will be through David's, not Disney. Only DVC members can call Member Services about DVC reservations, so you won't be able to call them either.

Actually David is just an agent for a DVC member. I don't think David can do anything with your reservation, he or you would have to contact the actual member.
 
David's does not control the point requirements. The # of points required to stay on a certain date don't change, whether it is booked at 11 months, or 1 day ahead of time.

Prices through David's can change though. $13 per point is typical, but you may pay less if the points required are close to expiring. You can get a lower price, and David's will also get those points from the owner for a cheaper price as well. Points about to expire are less valuable because short term reservations are not easy for many DVC resorts. So IF someone can use them, people are willing to get rid of them for a cheaper price, because the other option is to let them expire.
