Current Riviera incentives and forecasts

I had 3 resales in January that Disney ROFR on me, I have a 4th there now waiting. However, looking at resorts on monorail and resellers asking $160 and up the current RIV deal is not bad. I just added on and it came to $171 plus got my 2020 points with no MFs due and exception for banking window to put in 2021 (June UY). I know all about the resale restrictions etc, and my family had RIV #1 on their list since it was announced...BWV, BCV and BLT are my favs but I can't see paying close to as much for BCV with 2042 date (and I'm still stalking BWV contracts). Little bit more than BLT resale but getting a loaded contract w/points in your account immediately and banking exception...not a bad thing to look at if you want the 11 month window at RIV, and my families #1 wanted resort. Plus I'm paying cash but they are letting me stager it on my Disney Visa to get my reward points. On a side note - so mad at myself for many years ago rescinding on BLT at $90 pt direct...my guide and I laughed about this one, well I cried he laughed.

Can I ask how you got to $171 for RIV? Did you have to add a lot of points? I agree that the monorail DVC resorts, especially GFV are priced way too high to make sense. The market actually seems to be getting "flooded" with listings, which probably shows that they are priced too high. Before the new year you were lucky to see a two contracts listed at the same time and now they have over 10, with at least a couple been sitting for a few weeks.

I also regret not pulling the trigger on some contracts a few year ago, live and learn!

Currently it is $201 point and have tiered incentives - $26 off for 200-300 and $30 off for 300pts and above add on. We did two 150pt contracts - incentives are on the the member site tool but I didn't add on through the tool I contacted my guide to do it.

Gotcha thanks, definitely a big jump in incentives for that range of points, we have been looking more in the 125 range so that is good to know.

I wanted around 200-300 and the wife pushed me to the 300, I always seemed to regret buying less not buying more...well so far at least.

The same for us we bought RIV yesterday @ $175pp and when working out the numbers because RIV has ten extra years on the contract it comes out cheaper per point over the whole contract than the resale BLT I have in ROFR now at $150. Points were loaded, I chatted online with MS who banked the 2020 pts and I made reservations. It’s definitely easier direct. But the savings for the sold out resorts is still worth the wait for resale.

We bought 275 but haven't even closed yet and I am working with our guide today to change it to 300. We have to redo the notary, but oh well. It has been gnawing at me and I'd rather buy more at today's prices than pay to add a small contract at a premium in 5 years. Add-on-itis is real!

Buying the extra 25 pts also will save you an additional $4 per point as 300 is the next tier of savings I believe

It sure does! We are also getting the military promo ($950 off) which makes this a pretty good deal for direct on top of the current incentives. I should have just done 300 from the start. It took booking a couple things and longing after 1 bedrooms but feeling like I needed to save points to get me to realize that I am a person who would benefit from a little extra wiggle room.
 
For sure, I actually love the idea of RIV but we havent stayed there yet, hopefully our June trip will stay on schedule. I like the gondola access to two parks rather than having to rely on buses. My wife prefers the GFV though and it being "walking distance" to MK will be a nice bonus for when we have our kids to take.
The easy answer to this is to buy both, you know ...

That’s my thoughts too which is why we own at 6 resorts and soon to be 7 if our BLT makes it through ROFR. I like having home resort priority so I can book it early not worry about switching to what I really want later.
... although this might be too much even for me! LOL. Please don't tell me one of these resorts are "sleep around" points. 🤣

^^^ this was me except I had 9 months interest free on a Marriott card (which I then used for free nights at Swolphin). Also I could see us booking 2BR as the kids get older, and didn't want to always be in a 2br LO at BWV. We have a BCV trip coming up - it's our second time staying there. The first time, we'd rented points and were brand-new BLT owners, and the hubby wanted to sell BLT *immediately* to buy BCV. I talked him down, and so we are interested in seeing if we still love it so much after buying VGF and RIV (our 2 favorites).
 
I think incentives are quite strong and I've been bouncing back and forth on resale add ons for months. As a Canadian the exchange just makes the high price hurt a little more but what I have found is the reluctance that the resale cannot be used at Riviera. It feels like we will be doomed to have split stays forever...so I get the resale restriction is also working on me opposite how I thought.....I'm nervous to buy resale.
 
Of course, this is true for any resort bought direct compared to current resale prices now...

Even SSR loses a third of its value if bought today. My point was more that when I bought in late 2019, I expected it to have lost more than it has so who knows what will happen in the long run.
Depends on the size of the contract. Small ones will lose some value, but not 1/3.
 
I spoke with DVC today and they mentioned they are also giving 2020 points w/ free maintenance. I didn't see this mentioned anywhere?
 
That just sounds like a slick sales pitch to me because getting “free” maintenance or “free”points is not a special incentive or entirely accurate. If you buy a use year that started in 2020 and we’re still in that use year now, you’re entitled to those points. Disney isn’t throwing them in as a freebie. For example, if you buy an August use year now, the current use year for those points is from August 2020 to July 2021. So all you’re getting are the current use year points that you should be getting. (By that same example, if you choose a February use year, you wouldn’t get any “free” February 2020 points because we are already in the February 2021 use year.)

However, dues or maintenance fees on the points are collected by calendar year, regardless of the use year, so all you’re obligated to pay on the August 2020 points are the 2021 fees. That goes for everyone who buys, though. It’s not as if Disney is waiving the fees as a special incentive. Also, the fees for the year are prorated from when you buy your points. Therefore, if you buy a resort with $8 per point in yearly dues now, you’ll just have to pay around $6 per point for 2021 because a quarter of the year has gone by. Hope that all makes sense.

MFs are based on calendar year not UY of points. Since you were not an owner in 2020, you can’t pay for the running of the resort.

When you buy direct, you are always given current UY points. However, depending on what you buy in the calendar year and UY you pick, it seems like it’s free.

Someone buying an April UY gets 2020 points today because we are still in the 2020 UY. You buy that same contract in two weeks once we get to April and you won’t get 2020 points.

It is a sales tactic but if a new buyer times it right, it does feel like getting free points.
 
Well, if you didn’t need them you can rent them for $14 to $16/point and now you lower your price even more!!

Is $14-$16 the typical rate you get? Is it resort specific? Can I rent 'any' amount? We really need 161 for our 'typical' 9 night Nov trip but the current incentives make 200 points a better buy. This isn't bad as I would go 2X every 3-4 years or now I can rent them off? I'm still a bit hazy on how banking works. If we use my example, I will have a 39 point surplus every year (assuming points stay the same). Does that mean I have to use up the 200 every 4 years (39 points bank X 4 years)?

Yes. That is typical right now. Say you buy 200 and don’t use them all, you bank what is left.

The next year, if you stay with your 161 stay, then year 2 you would use the 39 banked and only 122 of the current UY.

So, every 5 years you will have almost 200 points banked that need to be used.

Darn. Maybe I should buy more. Is there any metrics on how much you lose when you rent?
