I am looking for someone in the know with vacation club points. If someone can please give me a round about figure for how much 250 points would cost me to buy at AKL. I know they are advertising $1280 off a vacation club membership. I am trying to find out about how much the upkeep costs would be and possibly the down payment. Thank you for any help

The current dues for AKV is $4.62 per point. I believe that Disney requires a 10% down payment. At least they did for me when I added AKV on.
 
The cost per point is $104.00 Currently you have a choice of ONE of two incentives and they are $8.00 off per point or builders points which is equal and now I think double the amount of points you buy. You will need to put down 10% of the total purchase price if you take the $ incentive this can be applied to your down payment but this is all subject to your credit. The dues are currently 4.62 per point for a year this would pr rtaed to the month your points or room becomes avialable so if you buy today and the area or room you purchased is avaialble July 1st you will pay approx half the 4.62 as you only have 6 months of use next year Jan 1 2008 you will owe the full amount (which will most likely be higher as they do in general go up every year) for 2008 than Jan 1 2009 .........
so how much is based on how many points, the incentive you choose, when your room is complete and for the future how much the dues will be.....
 
The incentive is $8/point. For the minimum of 160 points, that's $1,280. 250 points at $96/point ($104-8=96) would be $24,000. Upfront costs will be 10% plus a few bucks in closing costs, or about $2,600.

Assuming you finance the other 90% of $24,000 at, say, 8.5% interest, your monthly payment would be $267.81. Your initial maintenance fees will be a bit under $5/point at first; but that goes up each year. They will probably average about $5/point over the first few years. With 250 points, that's another $104.17 a month.

So, ballpark, total outlay is $2,600 up front, then $372 a month for the next ten years. (Actually, they will go a bit higher than $372 as the maintenance fees go up each year.)
