Cost of DVC Hawaii??

Ok, since BLT has been announced (old news) at $112/pt, what do you think DVC Hawaii will be per pt? Since the "ground breaking" is going to occur next month, anyone take a guess??

I think it depends on how BLT sells and their internal projections. I'm guessing around $115 a point but wouldn't be surprised if it's $112 with incentives. The real question IMO is the points schedule and seasons involved.
 
I wonder if the maintenance fees might be quite high since there is a need for a whole separate infrastructure - there is no ability to share resources among resorts like at WDW.
 

Costs in Hawaii are generally much higher than here on the mainland. (I have family who lived in Hawaii for many years, although they've recently moved back to Texas.) Food is more expensive, gas is more expensive, even basic "necessities" like toilet paper, soap, and shampoo are more expensive since almost everything must be shipped in.

On the other hand, while they'll probably have something like ME to pick up people at the airport, they won't have anything like the buses that run people to parks.

And at least they will be able to share some expenses with the the hotel.

Anyway, my guess is that the basic buy in will be a little higher than anything we've seen so far, but that the annual MFs will be pretty bad.

I'm with Dean. My guess was going to be $115 - $120 per point, with the price being at or a little lower than $115 when they start selling.
 
I'll go with $115-118 base price.

Figure the starting point today is BLT's $112 and that there will be one or two price increases of $3 per point over the next couple of years before sales begin. I can understand raising the bar a bit for BLT (the $112 price), but I don't see another similar bump for Hawaii. They'll just use the prevailing price at the time and adjust incentives appropriately.

Aside from MFs, I also wonder what the point structure will look like??? :eek: If it goes for $115 +/-, has higher MFs, and the point structure is high to book, it will be interesting to see how quickly it sells. :confused3

Wonder if/how this will impact the ties that Disney has with hotels in Hawaii through II? Just curious more so than anything.

Correct ..mostly if the Economy stayes this way for awhile. More people may be more interseted in banking more money than buying DVC....mostly at $115 + that's a lot.....cheeper to go and stay at another Hotel on a special rate....they are all over in Hawaii.
 
I think that ou have to look at the combination of cost per point and number of points for a 2 BR for one week. Ko'lina Marriott can be $40K for one week. I would think that DVC will try to get some around that $40K level as well. That will be a combination of cost per point (probably closer to what they are now since a benefit would be to trade into existing DVC) and the number of points required for one week stay in a 2BR. Thus at $115 / pt the point value average would have to almost 350 points for a week for a 2BR compared to about 315 for BCV. (Averages are using Dream season). Obviously there would be point premiums from Ocean vs island views, etc.

Can't wait to see though. I would love to add on there if I can afford it.
 
I am very interested as well to see what the point structure will be. Being on the East Coast it would probably be a trip we might make every three years so getting enough points to borrow and bank for a trip would interest us.

I am very interested to see what availability would be for the resort as well. What do you think the odds would be of getting a room at the 7 month mark if you dont have it as a home resort:confused3
 
I think you will just see the standard inflationary increase for Hawaii points, but the MF will likely be 30-50% more than BLT because everything is more expensive in Hawaii and it has more grounds and facilities, even though it will be split with the hotel. Even at that the MFs will be comparable to the other current resorts. And how about the point charts I would not be surprised to see the weekdays even closer the weekend levels since few people are going to be driving there for the weekend.

Discussing the points is particularly intriguing. We've often heard that the Disney resort points are much higher on weekends to discourage weekend-only stays. But Hawaii isn't feasible as a weekend destination for most.

Even if the points for a week's stay are comparable to WDW resorts, it could be real sticker shock for those who are used to Sunday - Thursday stays.

For instance, a BCV 2B during Dream season is 34 pts per weeknight and 72 on the weekend. Week's total is 314, but the Sun to Thurs is only 170.

At Hawaii, it could be more like 43 weekday and 50 weekend. That would make a Sun - Thurs trip 215 points (25% higher than the BCV example) or 315 for the entire week.
 
Although it would be wonderful to own there we can only go about once every 5 years so I don't know if an add-on is prudent...so i am hoping we can get in at the 7 month window since there will be close to 500 DVC units (like 480 right). I just hope they have some studios that we can afford. I read one article that specifially mentioned 2 bedroom units...so I am concerned there won't be anything else. We don't even have enough points for one year to do a 2 bedroom at WDW with out borrowing (except in a AKV Value & Std)...

I am wondering if they will really use all 5 seasons. I am thinking that if there's anything that might be "off season" it might be like May or October or something. And I don't know why I even say that. Maybe 'cuz those just seem like "off months" to me for vacations in general.:confused3 Anyway, if it's almost all "Magic" season it's gonna be hard to afford the points. I am thinking that the points required will be really, really high. Like BLT MK view and by the time they start selling it I would be surprised if you can get in for $115 point after incentives. It IS after all, paradise for sell.

I just spent a week with my dad who was in the hospital on Maui. His roommate's son works for Maui Grand Wailea and when I showed him the article in the Honolulu paper, he said that they (Grand Wailea) is expecting an impact in the number of trades from DVC. He also said that DVC accounts for a lot of their occupancy. There was more to the conversation but we were both sort of preoccupied with our dads.
 
I think for West Coasters it would be a place to stay for 2-3 days before or after visiting another island or a cruise. This is what is inviting to me...especially if they have a "magicial express" type shuttle service!! We own at Maui Ocean Club and most flights go through Oahu. On three different visits to Hawaii we have stopped over for a few nights in Oahu. We usually use points to stay at the Ihilani, but the new DVC would be perfect!

Sort of off topic, but we stayed at the Ihilani in 2000 and then again in 2004. I snorkeled in the lagoon both times. I could not believe the growth of the underwater marine life in those 4 years. The first time I saw 1 sea turtle and the beginnings of coral. In 2004 I swam with 4 turtles and there was much more coral along with colorful fish!!! The lagoon is nearly currentless, so is very easy for beginners. I am excited that Disney is building there.
 
We're looking to buy enough points to have a one bedroom ocean view every three years.

We stayed at the Marriott at Ko Olina in Feb. of 2007 and are looking to see if we can get a trade out there for 2010 as well.
 
I think the points/wk will be around 350 or so for a 2 br, a 1 bedroom might be 250 or so... I think $115-120/pt will be about right.
We would like to buy a small add on maybe 75-80 pts and maybe go every 3 years or at least rent them out if we could not go one of the years...

I am very excited about it- you know it is Disney and you know it will be NICE!!
