Considering DVC

Hello~

I have been considering a DVC purchase for a while now, and I am heading down to Disney in April and I am planning on going on a tour. I am curious what they are offering as incentives to get people to buy right now, and what resorts they are selling. The last time I talked to anyone they were really pushing Animal Kingdom and I really am not interested in that resort. I know BLT is going right now... but curious if they are selling in any of the older resorts. Right now I am trying to figure out if the better deal is buying through resale or buying through Disney w/ good incentives.

Also, if you finance through Disney what are the terms of their loans? How many years and at what interest rates? My credit is about 750 so I would qualify for their best rate I would hope.

The latest incentives, unless they have changed already, are a Disney cruise for 4, length of cruise dependent on how many points you buy, a 7 day RCI vacation, varying amount of tickets to Mary Poppins,Chicago only?, and $5 off per point BLT, $5.75 off per point SSR, they are still selling SSR points new. They still sell old resorts also, not sure how much per point. I know you can get 10.25% financing for 10 years with good credit. They also finance for less years, not sure interest rate. I would look into resale because it is so inexpensive now and Disney does not appear interested in buying anything back at this point. Push the envelope and make a really low offer.
 
Thanks... I actually want to buy into SSR for the treehouses!

Has anyone heard anything about them waiving annual fees? I work w/ someone who said they got their fees waived, but I tend to doubt everything this person says is the truth...

When we added on last year at AKV, our units were in Kidani Village, so our points A) could not be used until May 09 and B) would not be assessed MF's until June 09. So we have 3 more months (bought them June 08) of not paying MF's on those added-on points.

Maybe this is "waiving" the MF's? :confused3
 

With a 750 credit score, you would most likely qualify for their best rate. To get the cruise incentive, you need to have a referral. Please feel free to contact me, and I can arrange one for you.

Also, I have never heard of anyone having the MF fees waived. Those are how the resort's maintenance is paid for. If there is a shortage, then things like taxes, repairs and insurance wouldn't be paid.

I second this advice, was shocked at how big the difference was between buying direct thru Disney and resale - especially for SSR. Take a look at this thread http://www.disboards.com/showthread.php?t=1960185&page=43 to get an idea of what price you'll pay resale.

Beware of the kitchen.
 
If you are interested in SSR, then I would definitely advise checking out the resale market. Even with the incentives that Disney is giving you, it can't come close to the price that SSR is going for on the resale market.

Contracts are passing ROFR in the high $60's right now. Direct through Disney is $112/ppt - $6.25 (with a 160 contract) for a net of $105.75. Even with the incentives (3 day cruise) or matching developer points, it still is more expensive than through Disney.

The only drawback is the ease of financing. Getting it through Disney is much easier than through resale brokers as they don't offer it directly (they may have associations to refer you to--not sure about that).

I am considering buying, what does this mean? I want to be informed. I heard about the sink situation in studios at BLT, is this what you are talking about?:confused3


No, no the kitchens are fine. Even the sinks at BLT. It's just sometimes.... the kitchen makes me do things. Things, I don't want to do when I'm on vacation.
 
Welcome from another disney fan in New England. We purchased DVC at SSR last summer through resale with the sponsor at top of page. While we did give up being able to get the incentive through disney, we did only pay 70 something per point. Closing takes a little longer with resale. We just returned from our first stay at SSR and just loved it.
 
LOL! Kitchens don't scare me... I am a jedi in the kitchen... it is paying too much for stuff that scares me!
Than why are you thinking about DVC? You can buy annual resales in Orlando for a couple thousand or less.
