Considering DVC...question about renting

I am still learning about DVC and would consider renting points for Jan 2007 at BW. How does this work? Does the member make the reservations? How does the monetary exchange work? Is there some sort of contract?

First I would head over to the rent/trade board here at the Dis and read the sticky's at the top. A lot of your questions will probably be answered there. Also if you do a search within the DVC boards you will find examples of the different rental agreements that owners use.

The member would make the ressies in your name and send you the confirmation in the mail. The member keeps total control of the reservation though. This is where your trust comes into play because the member could cancel your reservation. However, you can check on your reservation and confirm with member services that your reservation is in place at any time.

The member renting to you also has to have some trust that you will not cancel on them. There are cancellation policies that DVC members have to follow as well as banking deadlines that if not followed could cost the member the pts that you were going to use.

Most owners will supply a contract. The specifics of the contract as far as cancellation, payments, etc., will be different from owner to owner.

All of these details will be worked out between you and the owner until mutually agreed upon and understood.

Check the top of this board for a pt schedule so you can figure out how many pts you will need and then multiply that by $10-$12 a pt to figure your total cost estimate. There will be no room tax added so that will be your final figure.

I just wanted to emphasize that everyone handles the rentals different. Some will allow members to cancel their ressies and receive a refund, others will only allow you to change your ressies (no refunds). Some requires full payment upfront, others will allow "deposits" with full payment due around 31-60ish days before your trip. It really just depends on how comfortable you feel with the person.

Definately go check the rent/trade boards. If you are wanting to stay at BWV in January, the 11 month booking window for that time is coming up soon. (For instance, I'm traveling Dec. 31-Jan. 5 so I can't book the full week until Feb. 5th).

I would make sure you rent points from someone that will provide you with a contract outlining out all the terms. You are renting someone's home. Would you rent a home or an apartment with no contract especailly if that person can change your reservation with out you knowing? Also the person who is selling you the points is also at risk if you damage the room. So there must be trust on both ends. A rental near the end of someones use year is risker since there is less time for the seller to help you re-schedule the trip if you have to cancel. Disney has strict guidelines that may put very tight restrictions on vactions that are cancelled. You as a renter should make sure you understand the rules that the seller must adhere to by Disney.
 
I rented last summer and as other posters have stated that it is a trust agreementbetween both parties. However, I would do it again and again if I had a chance it was GREAT!!
