Considering DVC Purchase???

I have been looking at buying into DVC through the resale market. I've seen ad's for Vero Beach at $50 per point for 400 points. My question is:

If I bought 400 points at Vero Beach, can I rent a Villa at WDW, perhaps AKL Kidani using those points. Also, if Kidani is 370 points for the week, are the Vero Beach points equal to those of Kidani? Would my 400 Vero Beach points cover the cost of the week at AKL?

Dues on those 400 VB points will run much higher than dues on 400 points from Saratoga Springs or BLT. Also keep in mind that points work at their own home resort for reservations up to 11 months from travel but at the other DVC resorts only 7 months from travel. Sometimes the extra booking months are important!
 
You can only use VB points at WDW at seven months out. There are some times of the year when you might not be able to get seven nights in a row at a single resort. That's why most members suggest you purchase points at a resort that you wouldn't mind staying at if you couldn't change your reservation that you made at 11 months out to another resort at seven months out.

If you purchase a resale at SSR, you could get points for a lot less than direct and your dues would be lower than VB.

Buy VB if you want a Beach Cottage during summer months or you want a full week during summer months. Don't buy VB if you regularly want to book at WDW.
 

Many have thought the same as yourself but Disney has all the bases covered.

If you want to stay at your favorite resort, do yourself a favor and buy there.

1) You can find Vero Beach points for below $40 each, especially if someone is trying to unload 400 points at once.

2) In my experience AKL is one of the easier resorts to book 7 months out. I don't know why you chose that example but if you like AKL that might work for you.

3) As everyone else said, dues are higher at VB and 7 months might be bad if you're going at busy times of the year or trying to stay at popular resorts. Don't expect to stay at Bay Lake or Grand Floridian (or Grand Californian) booking at 7 months out.
 
The most important thing about buying a resale is dont jump into any contract without knowing the cost and benefits of the contract. As previous posters have said, it is important to buy where you wouldnt mind staying.

You mentioned AKV as a place you would like to stay and it has a lot of positive points. The value rooms cost the fewest points of any villas, but are very difficult to get unless you book at the 11 month mark. AKV is also the only DVC resort that currently offers club level rooms, but are very difficult to get even at the 11 month mark. The maintenance fees arent bad, but they are not the best. If you take some time and shop around you may be able to find a good price on a resale. I bought a loaded AKV bankruptcy resale last year for $49.50 per point. Prices have gone up since then, but you can still find deals.

If you just want to stay at WDW then Saratoga Springs is a good resort to buy since the resale contracts are fairly cheap and the maintenance fees are the second lowest of any DVC resort after BLT. Just keep in mind that you can offer an owner any price you are willing to pay for the contract. It is up to the owner to accept or reject the offer, just try not to get fixated over any particular contract.

The overall cost of the dues with the incremental increase combined with the lower initial purchase price may not be the best value over the length of ownership.

Consider:
- Number of years you intend to own the contract (example: 10 years)
- Number of points to purchase: 400
- The increase in the annual dues over the duration of ownership (example: 4% per year)

Compare these numbers with SSR, you'd get a pretty good projection of the break even period and projected value.

Over the past 12+ years, we have opt to pick smaller contracts to account for changes in vacationing styles/duration over the length of ownership. This allowed us to add and sell portions along the way. You may find you love DVC and a large lot of points works "today" but down the road your vacationing may change. Smaller contracts allows you to sell-off to retain a smaller percentage longer term. With an initial larger contract purchase, you will be committed to to the reoccurring cost of the entire contract.
 
VB is a great resort, it's a horrible option JUST to get cheap points. The long term costs will be far more than say SSR. If one wants points there to use and something at WDW as well, it might be a good choice. For a larger amount, like the 400 quoted here, better to buy less VB points and a second option to give the WDW 11 mo window assuming WDW is a main goal.
