Considering Buying DVC - Need Opinions Please

We are considering buying into DVC, but I honestly can not make a decision on which resort or whether we should buy direct or not. We are a family of 4 (and that's not changing!). We have a DD age 5 and a DS age 3. Most trips will be just the 4 of us. My parents may come along on a trip or two, and we may invite friends on a couple trips, but for the most part it will be the 4 of us. When the kids grow up, I am sure DH and I will take trips by ourselves or let our children use the points.

Please share with me which resort you bought into, and what you like or dislike about the resort.

I'd appreciate any thoughts, suggestions or comments. I've got to get off the computer now, but I will be checking back later this afternoon. :)
 
At this point if you can't make the decision today or tomorrow to buy from resale I would say you are basically forced to buy direct. As of March 31, 2011 DVC is changing the rules regarding resale bought after that date. Resalers will only be allowed to use their points for DVC properties and RCI. The flexibility will no longer be there. I don't know all the specifics but I am sure someone with more information will post after me. As far as where to buy from that's a matter of opinion and how much you want to spend. DVC may only say that they are currently selling for instance BLT and AK, but ask about the others and they will tell you that they are all pretty much available.

Research, research, research....

Resale will save you a lot of money.

Evaluate your long term vacation plans, DC may not be the best fit for you.

Factor in the MF's in your long term plans.

Travel, food and tickets are also a factor to include in your decision.

Oh did I mention the need to do your RESEARCH!

DW & I bought into BLT Direct 160 pts as we found value with being able to plan in advance and stay at a place that is 'magical' for us. If I had to do it again, I'd do more research and buy resale. However we are pleased with our DVC and are looking forward to many tears of great trips together and with family/friends.

I bought resale this past fall at SSR...I had done some research and have a friend who is a DVC member and bought based on availability and price. It works well for my husband and me, but I hadn't fully understood the "use year" consideration if we want to stay other than our home resort. I like SSR, even though it does not seem to be favorite of others,so it's no hardship to stay there. I will be booking a trip at the 7 th month window and want try elsewhere, so I may feel differently. The changes in the resale market do not affect us now and we have enough points for our current lifestyle.

:) Well it sounds like at least you are trying to getting your footing in the DVC arena. This is a great website. I will admit I had been reading for about 5-6 months here. I never thought DH would really go for it since we had only done Values. I found out HERE that the prices for AKV direct from Disney would give us over $10 in savings per point. We wanted to finance and were having trouble in Summer 2009 finding it for a second mortgage so we went with Disney. I will admit that I didn't really know about resale but it did not matter since they were not lending at the time. I would have stayed anywhere to own DVC. When I had my facts together and approached DH, HE said, "we have to have the animals", so AKV it was. We had been to Disney many times and secretly we were both wathcing the AKL buses arrive and pull away. I always knew we could not pay cash for those reservations--we could afford it, but it was kinda silly paying those prices.

So DVC gave us the AKV, on a budget we could easily afford and enjoy. It was win-win for us.

DH likes to take photographs so he loves AKV. I love the decor, so it was perfect. Our home is rather dark in color so we are comfy there. We lucked out--we purchased at a place without ever stepping foot in the front door. I don't know that this would work for everyone. Maybe you like animals but don't like the African feel or decor. That could change your whole experience. You can purchase ALL the resorts from Disney--you may have to wait on a specific UY.

You need to understand the importance of UY since you have children that will be starting school and it wil affect your banking window. Read the stickies on this forum for that. You need to understand cancellation policies, booking windows, holding accounts, etc. So you know exactly what you are buying.

We bought BLT. We loved that location and prior to DVC, stayed at the CR and knew that we would only be DVC members if and when we could stay there. BLT became a reality and here we are!

We did start out, however, buying in through resale at VWL, which we figured would be our 2nd choice resort. We just were not ready to commit to 160 points via Disney (rumored to be going to 200 but never did) and BLT was new so not yet available on the resale market.

It didn't take long to realize that I really wanted BLT so I added on through Disney a week after closing on VWL and ended up selling VWL two months after buying--yes, took a loss to do it.

If, at this point, you really are not sure, I would also suggest doing research and possibly not buying until you have had a chance to explore the resorts. As mentioned, resale contracts after March 20th, will not come with the ability to book the Disney Collection (which includes cruises) and some other options so if those were something you may be interested in doing, then you may have to decide about resale quickly.

IMO, I think everyone should be comfortable with their home resort. While most have no issues trying other resorts at 7 months, there could be times when you can't get something else you want. If you do want to buy soon, just to become a member, starting with a small amount of points at a resort you think you would be okay at might also be the way to go.

Disney is now allowing buyers in with less than 100 point contracts so even that is possible. My guide confirmed that a few weeks ago but did say he had no idea how long that would be an option.

When we bought, only OKW and BWV were available at WDW. We bought a resale for OKW. I just could not justify paying $62 for BWV at the time (LOL)so it was resale for us. Everything went fine.
A year latter we bought 52 points for Vero Beach Direct Disney. Then a couple years ago we bought direct Disney for Animal Kingdom.

If I were to buy more points it would be in this order
Amimal Kingdom,
Vero Beach,
Wilderness Lodge

One thing I considered Direct or Disney is how many points you get from start. Some resales do not have any current use year points left. Also, closing cost might be higher threw resale.

Buying direct you also sign by the Mickey or Palm Tree, thats worth a few $$ more per point, :).
 
As one poster suggested, and the others have at least intimated, do your research before deciding. The DISboards have very informative threads on almost any topic you wish to know a bit more about. Avail yourself of them and read up before making any concrete decisions.

One important factor to consider is when you will most often travel: is it most important for short term to consider your kids or the majority of years after they grow up and it's just you and DH? Regardless, that's a good starting point to determine your use year. As for the number of points, there are many variables such as what sort of rooms will you want (1BR or 2BR), when you travel, and how often among other things. Once you have decided what you are willing to pay, how many points, and your use year, then choosing a resort becomes the prime topic.

Each DVC resort has its advocates and detractors, though I've found them all to be wonderful, each in its own way. Some prefer the proximity to the action that, say, BWV provides. I enjoy the relative serenity and closeness to the MK that VWL possesses, so that's where I own (plus, it's perhaps the most sought after resort during the Christmas season, so I get an 11-month booking window there). Take a good look at each resort, ask questions on the particular Lovers' threads (pretty much all the resorts have a lovers thread in the DVC Miscellaneous forum), and decide which resort would work best for your family.

My suggestion is to have all those things worked out before considering buying direct or resale. At that point, you will have to consider which option is best for you. A direct buy from Disney means a simpler process, easier financing (if you so choose), and no loss of any current privileges. Buying resale almost always means a substantial savings of money (especially for older resorts), but incurs a slightly more laborious process since you must pass Disney's right of first refusal (ROFR) and may have to expend a little more effort to secure financing.

Plus, there are the new rules for resale owners that will go into effect on 21 Mar 2011. Any resale contract submitted to Disney for ROFR by the end of business on 20 Mar and is subsequently approved will be granted all rights of ownership as currently ascribed. However, after that date, resale owners lose the ability to use their points for certain Disney hotels and for Disney cruises (there are many threads that will tell you using your points for such things is a waste of money, but that's a whole other discussion). However, other than that, the use rules will remain the same for both resale and direct buy owners.

DVC is best used for DVC and not non-DVC stays. So as it is right now, resale will provide that and save you money. Disney could make further changes on resales in the future and many of us are betting on that.

If you can finance your own purchase and don't need to close immediately, resale can save you a lot of money. If you need Disney financing which raises the price per point because of the interest you will be paying, buy direct.

Just make sure you buy at a resort that you love and won't mind staying at if that is the only one you would be able to stay at.
 
As per previous posts, do your research and make sure you truly understand use year. Spend time on these boards and read up on DVC as much as possible. Definitely consider resale for savings but research both direct and resale. Pay cash if you can.

Our home resort is SSR. I do love it. Like the proximity to DTD, a short walk, and I really like the condo style. Also can't beat the 11 month booking window for the tree houses! I am still trying to stay at all the resorts, haven't made it yet but I haven't found one yet that I don't like. I enjoy the main pool at SSR and they are receiving a new themed pool due to be finished this summer. That's 2 themed pools! Sorry, excited about this. I will say, it's not the resort for everyone. I enjoyed the quietness of OKW, the animals at AKV, and the boardwalk at boardwalk villas.

After many, many hours of research we bought DVC. We absolutely knew that we wanted BWV or VWL, so resale seemed the obvious way to go. We also did not want to have to buy the required 160 point initial buy-in (not sure if it is 160 right now, but it was at the time).

We paid cash and own 150 points. It isn't a lot, but we do plan to add on in the future.

We did what made financial sense without putting us in a bad position if our finances changed - which they did 6 months later when DH lost his job.

I do not regret the purchase at all, even though DH is still unemployed :headache:
We are still able to afford the yearly dues and have a beautiful vacation to look forward to each year. That's what it's all about!!
 
We thought about DVC between our 2008 May visit until finally deciding to buy in April 2010. Our finances were in order, and we knew our kids were young and would enjoy it for years to come. We bought a Feb UY, 250 point contract at BC. We liked BC environment, near the BW, Epcot, HS, and for the pool - stormalong bay. We bought resale as it was much cheaper than going direct. The new rules wouldnt effect me from buying resale again, as I didnt buy to use points for anything but DW trips. Using points elsewhere IMO, is not an economical way of using your points.

This is exactly the kind of non-thinking panic response DVC hopes you will have. Take your time, do your research, and don't listen to junk like this.

First of all, the date is March 20, not March 31. And that is the date by which a prospective buyer must make an offer, have the offer accepted, and the contract must be submitted to DVC for ROFR review. ROFR submission typically happens the next business day after both parties agree to the sale. There are still almost two months for the prospective buyer to meet that very low hurdle -- PLENTY of time to do your homework.

There is one critical point to understand about the March 20 changes -- the items being withdrawn from new resale purchasers are PERKS...not core features of DVC ownership. DVC can change perks at any time with the swipe of a pen, and there is absolutely nothing preventing them from removing those perks from direct purchasers as well.

Even ignoring the question of whether the perks being restricted to direct buyers (for now) are a good use of points (most feel they are NOT), there is absolutely no guarantee that direct buyers will still enjoy those perks on April 1st. DVC can change them any time, for any group, for any reason.

Ignore the noise -- do your research and make a sound decision, based on FACTS as much as possible. Some of the decisions you must make are personal preferences which will be made with the heart as much as the head. But on the nuts and bolts of how DVC works and how it will work for your family, focus on FACTUAL information as much as you can.

Deb, as usual, raises an important point here -- financing.

If you are going to finance -- whether you buy direct or resale -- I urge you to do the math. Don't think of your purchase price as $130 X a certain number of points. Your REAL purchase price is your monthly payment X the number of months in the financing contract (whether you tell yourself you're going to pay it off early or not).

Whether you buy resale or direct, DO that math.

I looked at DVC a couple times before I decided to join. In the year and a hal;f my wife have been members we have already taken 4 trips and have 3 planned this year. It is so worth it, and we like that fact that our teens will be able to use it with our grandchildren after we pass on! After one year we already bought more points.

I bought at Bay Lake strictly for the monorail. Will little ones its very nice as you dont have to take them out of the stroller on the MK or Epcot days.

But you may have to take them out of the stroller when you board the monorail if you are in car that takes wheelchairs or scooters.
