I am trying to rent points (not on here) and I found an owner (?) with a confirmed reservation. However, the reservation has extra days before our dates start. Ie. 10/27-11/3, but we only want 11/1-11/3. The owner/seller is not willing to adjust the dates to only include ours and not the extra days. I can't figure out why and I'm about to cancel because something seems shady. Why can't the owner alter the reservation? Also, this reservation is for this week! So time is of the essence. Need help and advice! Is this legit!
 
It may be because at this late date, he would lose his points if he canceled those days. Plus, he stands to make less $$ if he eliminates those days and can only charge you for the remaining. Sometimes it all comes down to the almighty dollar.

@cee, so do you think he is hoping to rent the other set of dates and then divide it? I don't care if that's the case but why won't he just say that. Can you make that kind of note to MS that says someone won't be showing up until halfway through a reservation?
 
If the owner drops those days 30 or fewer days from date of arrival, the applicable points are virtually lost, thrown into a holding account that makes them very difficult to use. In other words, he faces a significant loss if the change you request is made. I doubt he is attempting to rent the other half of the reservation since he needs to identify on the reservation a single group people for the one reservation he has.
 

It's not necessarily that the owner CAN'T alter the reservation. It's that the owner CHOOSES not to alter the reservation. It's up to you to decide whether or not you want to agree to the owner's terms. If not, chances are fairly good that he/she will be able to find someone else who will.

Not being snarky, but you aren't obligated to take this reservation if you haven't already put up non-refundable $$$. Guest Services will be happy to rent you a room at their prices for exactly the number of days you would like (pending availability ;) ) Good luck!

I imagine this responsibility would lie on you as the renter. The one who will actually occupy the rental.

But yes, agree with others. If he cancels those days, his points go into a holding account. Very strict terms on being able to use them. That's probably why he's not willing to cancel them.

if it's a 7 night reservation that cannot be changed, it's also possible that they are not an owner but are renting an RCI trade. (you'd know because RCI trades are charged a $95 fee at check-in.)

on the down side, it's against RCI policy to rent those trades and they could cancel it if they know it's being rented. on the positive side, they haven't seemed to enforce that policy for the last few years.

but it is true that DVC is not well-suited for last minute reservations, as owners do not have a lot of options. but i'd still probably deal with having holding pts unless you were paying me "per point" based on the longer reservation...
 
You need to look somewhere else -- this reservation is not the one for you.

For the owner to give you only your dates, they would have to cancel and rebook. In all probability, there is no points availability for your dates. And even if there is, the owner would face the difficulty of getting and clearing your payment in that length of time.

One other thing that would concern me if I were renting is that this reservation is for exactly a week with a Sunday checkin. That looks to me like an RCI exchange, and I know from watching the TUG Sightings board that there have been several 10/27 checkins available for various DVC properties, even within the last few days. If this is an RCI exchange, renting it is prohibited and would be very risky for you.

If you rent an RCI exchange and it's detected, either RCI or DVC can cancel the reservation with no recourse and you would lose both your money and your place to stay.

I'd move on.

They are not disclosing it to me and I think this is why. I also can't locate their name on the comptrollers website, but I see it on other timeshares. So this is against the rules to re-rent the week? This certainly poses a problem. I'll think about how to address it.

It is against RCI rules (and all timeshares who exchange through RCI) to rent an exchange.

It is permissible to recover your actual out-of-pocket costs (the exchange fee + the fee for a guest certificate). If I had an RCI exchange through my Wyndham account, I would have actual cash outlays of about $260-$270. I could recover that amount, but nothing more.

Exchange agreements vary from system to system and other timeshare system exchanges could be more or less than that, but not way more.

If it's an RCI rental, he is most likely not a DVC member.
