Commerical Use Policy Update - New Thread!

It would probably be inverted for personal use, something like a rate of 1 to 2 or even 1 to 3.

It’s not that personal use does not wish to book these, so why do we see such an imbalance?

What is it about spec renting that makes it able to perform this pattern of use?
And how are they successful in getting so many reservations?

DVC should be able to look at those 14 reservations and check the account for those 18 rooms. If any account has more than one that is nearly impossible, considering that they go in a second. I wonder what logging capabilityDVC has available to them on their website.
 

IF that were the case they wouldn’t continue - if I were doing something which was borderline and DVC contacted me and said you are in breach please stop - then I would be plain stupid to continue.
The thing is nobody knew or knows for sure what type of letter was sent. And there were theories around why it started with Aulani. Hawaii has its own laws that have to be abided by so some thought that may be a factor. I don't think it's a coincidence the Aulani rentals went way way down as the resale listings for Aulani went way way up. But again thats just my opinion.

I think DVC have whatever logging capability they want - question is do they want to pay for it? Logging requires data storage, and with all those members and transactions I could see that the logging would require a lot of data storage. Furthermore the longer retention time the more storage is needed.

Just from the top of my head they could log:
Not including specifics about each reservation.

Logins/userID
Mobile or desktop
Time/date
Searches
Reservations
Failed reservations
Country
Modifications
Cancellations
How long you are signed in
Dwarfs
Olafs
Rex
IF they were smart they would log a session ID, that way they can use that to see all my actions and errors during that session. 1 session per sign in.

And perhaps a lot more. The more you log the more data storage is also needed.

But if that were the case wouldn’t we see a decline in Aulani rentals? I see 51 hotel room right now, and 10 other type of rooms.
 
Just an update. I chatted to merge 2 reservations that are not rentals and my name is the lead guest. I was asked
"By combining the reservations, you are agreeing to the Disney Vacation Club's Terms and Conditions. Do you confirm that this reservation is for your personal use only?"

So it seems they will be asking when you need to do anything reservation related.

Yes, I was told the same…no matter what you do, you will be asked to agree and as long as you do, MS will confirm.

As I was told a few times, it’s not up to them to make decisions about anything unless an owner says no, I don’t agree. Then they won’t process.
 
Just got caught up with this thread... Here's my 2 cents:

- It's not hard to get to 20 reservations for those with a somewhat higher number of points. It obviously depends on booking patterns but for us (FL locals) 1-2 night trips are common, MM (tentative) bookings add on top of that, and being within 1 hour of Vero beach can make that even worse with short trips. Also, owning at multiple resorts, I have in the past kept multiple reservations for the same dates at different resorts just because it's allowed (e.g. EPCOT resort and MK resort) and I can cancel without penalty at 31+ days - we book at 11 months and decide where to stay a few months later . Having to worry about always being at less than 20 reservations so I don't preclude myself from renting anything at all is just plain asinine/silly/stupid.

- The new policy will IMO change nothing. The real bad actors have resources (lawyers, bots), and can get around restrictions. If you look at the availability you will see that with 100% certainty, you will not be able to book BWV resort view studio tomorrow morning for July 8, 2026 even if you use a bot. All 52 studios are already gone a day in advance, even with the attestation button which bots don't even read...

- Our Disney spend increased exponentially since we became DVC owners. We've gone from staying offsite, eating cereal and milk in the room, and bringing sandwiches to the parks (which weren't usually even Disney) to being their dream customers - $50+ on grab and go breakfasts, $150+ on sit-down lunches, $200+ on dinners, backstage tours, DVC merchandise head to toe, etc. If they don't like how I use my ownership, I guess we'll just have to (sadly) divest, and (consequently) also find other places to spend some of that money.

Then I might not be their dream customer. I eat cereal in my room and drink the coffee they provide :-) it’s only my wife and daughter they want star bucks :-)

We did a lot of sit downs early on but lately not so much. We prefer to eat off site.

When thinking about it the off site eating started after the DME went away and we had to get a car to get to the resorts.

That’s one of my curiosities. I think it depends on the category, but I agree with you overall.

I spent almost nothing on Merch ( excluding an embarrassing amount of magic bands)

Food probably went up although I take advantage of every AP or DVC deal like the 40% off. I’m getting in August.

What went up dramatically is the higher dollar experiences. I’ve already booked the new bar in Epcot. And I’ve done most of the animal Kingdom excursions, cabanas, fishing trips, and other weird stuff. I think that’s like the cruise ship mentality where the room was paid for up to a year before the trip so you spend a ton of extras.

I think any DVC person fills an interesting slot and we spend differently than anybody else.

If I wasn’t afraid of Orlando drivers, I would do the same.

Getting rid of DME was not helpful to the restaurant bottom line. That coupled with the delivery services.

I have for sure increased my spending, we spend more, go more often and now have been swapping other vacations we used to take for Disney (Aulani vs the beach in CA) I am at 18 reservations now and I am nervous. Shouldnt have to be since I am not a commercial renter.

Our family visits WDW at least 3x as frequently now that we own and got sucked into the “I have lots of points, great let’s buy a Sorcerer’s Pass, oh, now we should visit more often so we need more points” flywheel.

Now that the pain of acquiring several hundreds of points is fading into the rear view, we are also feeling (even) more inclined to splurge— we always did table service dinners and hotel breakfasts to go, and the parties, but now we’re looking into the after hours and the safaris, and tentatively planning our first VIP tour this year—yet now I’m hearing rumors that the officially policy might be that I can’t rent at all ever, even for last minute cancellations if happen to more than 20 reservations? 🤨

Having said that, based on observations around here, there are MANY different kinds of owner and a lot of them are far more prudent/thrifty than us. I think it’s more common for people to say “We stay in a villa so we can cook most of our meals in the room” than “now that I am not paying for a hotel, I’m putting the money into a Land of Dreams tour instead.” 🤪
