Co-ownership On Outer Banks?

I would love to own property on the Outer Banks of North Carolina, especially around the Duck area. Sadly, my pocketbook does not give me this opportunity. There is however, Shipswatch, which is a co-ownership community and it looks very nice. You end up with 5 weeks total for the year. The resales right now range from about $37,000 to $120,000 depending on the location. The dues are pretty high. For the $44,000 unit which is three houses from the beach, you pay almost $4000 a year. What do you all think? My DH thinks I need my head examined!!!!
 
My brother owns at Shipswatch and loves it!

It is five SET weeks per year (same weeks every year), which may account for some of the price discrepancy with units. However, my brother has had little trouble trading off with other owners in the past few years.

Thanks PattiPB, I am glad that he likes it. I am concerned because the dues are so high. How long has he had the co-ownership, I was just wondering if this property has appreciated in value? I was wondering if you have visited and what you thought of it?
