Closing Time!

My contract closed on the 19th and my deeds are showing on the website as at 21/8. Maybe check with the title company if they're not there tomorrow?

Process has been largely smooth so far. We became existing members buying direct after the resale ROFR was sent over. We passed along our membership number along to the broker once we got it, before ROFR for the resale passed, so hoping everything works out under the same membership number. Direct and Resale are titled the same and share the same use year.

If the resale comes under a different membership number, contact Member Administration right away to fix it. They will.

I did that every time I bought a new contract resale just to be sure!

Well, lesson learned for my next resale purchase! I am in closing limbo as I wait for sellers to sign off on closing documents. I did note there was a "close by" date of September 29 and I did question it but the answer I got was that just meant I had until then to get my money in order and wired to the closing company to which I said said I would wire right away as I was paying cash, no financing involved. Anyway, I took it as the closing date being dependent on how soon I did that. I wasn't mentioned that the sellers also had until September 29th to sign those documents as well...and I would never assume a seller wouldn't do it right away when they have a nice sum of cash to collect. So its been a week since my wire so I inquired what the status was and was first told there had been no word from the sellers but they have until the 29th. Then I got a second email saying they had contacted the closing company to say they both were sick and unable to meet with the other 2 people on the deed (4 people total). My 11 month window for September 2026 is October...and I'm not holding my breath at this point. I wouldn't have sent my money in until after they signed if I knew that...I'd rather have kept earning interest thanks. Any way...now I know and next time I'll be sure to request a date that isn't 6 weeks out. Tick, tock, tick, tock.

Be aware that the closing date is always going to be 60 to 75 days out to allow for ROFR and other delays.
 
In practice, it's possible to close before that date (we did) but there's nothing you can do to guarantee it. We got lucky that our sellers moved quickly. Best of luck!
I do think it will happen before that....I'm just being impatient. I head to Disney next Thursday and was hoping it would be settled and on its way to Disney for the final deed recording by then. Still a possibility so I will put on my patient pants.

This was our first ever contract and it was very smooth--broker agent was quick, responsive, and helpful and sellers were also very quick to respond, sign and close. The longest parts were Disney, especially getting the membership set up and emailed, but at least the points were already loaded once we finally got those emails!
 
Thanks to everyone who recommended we reach back out re: the delay in our deed recording. We emailed them yesterday morning and by lunch time, the deed was recorded. Now it’s all in DVC’s hands!
