Closing Time!

What is the date for closing in your contract? If it passes you can back out…though it starts the process again.

But, maybe letting the broker or title company know you might could light a fire under sellers. It did once for me.
April 7th... about a week ago I sent them the email pretty much saying if it didn't close by April 7th I was out. This was prompted by the fact that I felt ignored, emailing them asking if they could give me a timeline of when the sellers planned to sign or point them in the direction of an online notary and being met with dismissive responses of "they are looking" and no follow thru.

Sent them a polite but firm email pretty much blaming myself because I should have known better than to go with 3 international sellers when I was in a rush to close to book for September and because the truth is if it doesnt close by then i will be out because im pretty sure at this point my animal kingdom resale will push thru ROFR next week if it passes and may close first. As soon as one of my resales close and I'm able to buy direct with the member add on price, I really do have no issue pulling out and perhaps getting a more ideal situation of having one UY. With my luck, animal kingdom gets ROFrd, Baylake falls through and everything was for nothing 🤣🤣 i doubt it if two of the sellers already turned their docs in though but you never know, maybe one person didnt want to sell! The process is excruciating.

That did get the ball rolling in the sense that they at least sent a longer email to me letting me know that the sellers got their documents signed and were mailing them. Unfortunately, didn't do much, as this was now 11 days ago and two of them indeed mailed them in and one of them, who knows if he mailed them yet or not, but docs haven't been received by title company. The saga continues next week, the sellers have now had 3 and a half weeks to notarize 🤣🤣 i do email them once a week asking for a weekly update. I wish they would email me first and act like they at least care. I believe the sellers have three weeks from today unfortunately. I find it so inconsiderate for sellers to do this.

Sorry you have had such a frustrating time! I have been following your saga as you started your process about the same time I purchased my 1st resale....which was literally 2 weeks after I purchased my 1st direct.
Hoping it all works out for you in the end and you get the perfect contracts for your family!

Thank you! I've calmed down because I've recalibrated my expectations lol. Once this closes I'm going to book OKW or SSR for September.

This was making me sad before but now I'm really leaning towards OKW for the big rooms, large pool and famous fried chicken. Going to take the boat to Disney Springs and eat at the good restaurants and watch the Cirque show which I've never seen before! Before I was really hoping to stay at BCV and get to experience stormalong bay, and maybe it will happen with extreme stalking but if not that's okay 😌

I would still like it to close soon tho because we already have Riviera booked from rental store and I just want to piece this thing together already! If my AKV contract goes thru I'm thinking i might try to sell the 2024 points to make back the maintenance fees for both years that I paid, but it probably won't close on time for me to get premium dollar paid thru the rental places so I'll just bank it and do that next year if thats what we decide. I'm assuming your resale probably closed already 🤣🤣 i *may* have found the email address/contact information of the sellers from a Google search 🤣🤣 but I'm not going to communicate with them because I don't want to seem crazy lolll

I was also hoping for somewhere great, but OKW or SSR will be more realistic while waiting for points. Even OKW can be fully booked. I do check the availability daily (at least twice a day lol). Wish you good luck on the other resale contract. Everything will settle

Thank you! Yes that DVC availability tool is showing that OKW Hospitality doesn't have full availability when I need it, I'm getting nervous 🤣🤣 I already booked UO Portofino and a Riviera stay cash, I don't want to be homeless for the rest of it 🤣🤣

Final update!
Sent to ROFR: 1/22
Passed ROFR: 2/14
Closing time: 1 day
Deed recorded to contract showing: 22 days
Contract Showing to points in account: 1 day (did not call MS)

I emailed the closing company after 20 days post deed recorded date, worried if DVC MA did not receive the deed or something bad happened. Not getting a confirmation, surprisingly, I received emails from DVC MA one day later on Saturday 11PM. I was about to wait for 24-48 hours before calling MS to get the points loaded, again as a surprise, points became available the next day!
I finally got the rooms of the first half of my trip booked, after renting the second half weeks earlier, which turned out to be a great decision as it's already booked out.

Total 62 days.
Overall, it's not too long. If the seller could have signed the contract earlier, the number of days would look a lot better.

Not so patiently waiting on our points, 2 weeks since the deed posted. We're about 8 months out from our trip and AKL keeps going from 1 room type available for no room types available for the week of Thanksgiving (when we are going) so hoping something is available when our points finally show up. If not, not sure what the best option for 7th months Thanksgiving week would be that is not SSR or OKW, right now Polynesian and BLT towers are open, but I don't know if they'll go fast at 7th months.

Seven months out there is always a lot of movement around (except the Very low point rooms which was typically grabbed by the walking pro renters and resold).

We are on a similar timeline. Waiting for this new contract to show on my existing membership is painful and its only been about a week.

Right? I'm trying not to be all like "c'mon already, get my contract on there."

It doesn't help that recently we decided to take advantage of the direct offers on AKV to "swap out" some of our resale points for Direct, and I bought those direct points on 2/18 and had them in my account that day. So while I do rationally know the longer wait time is part of the savings, I'm a bit impatient for that contract to pop up and points to be loaded. Especially as I was hoping to have them by now to book a Feb 2026 trip! :-)
