After waiting for another week, I started to wonder whether spring break can slow things down. So, I went back to see the closing time in this thread last year. Damn, I am so jealous!
It took less than a week on average (longest wait was 8 days!!!) 2024 Feb-Mar from deed recorded to contract showed up! I check 20 cases, not just 1!

I have been stalking 2025 Jan-Feb posts. It takes 12-17 days from deed recorded to contract showing up.

Yeah it seems like ROFR is taking 3 weeks +- 2 days.

I recall times in the past where it went faster, but had a Lot more pickups in ROFR. Knowing the chance of ROFR is a smaller (unless you got some killer deal, which you already knew was going to be a crapshoot) reduces the stress-side a lot. But I don't think "Being Patient" is a fun game for most of us Those that won't play it at all tend to simply write the $ off to go Direct. Funny thing is most people cannot actually remember how long it took to close if you ask them a trip or two down the line lol.

Replied in one of your other threads that your chances are better since you are paying for 2024 fees and also paying the Fidelity Fee

Although they may have other criteria, the higher DVC must go to get a contract (overall cost including price per point, service fees, buyer paid points), the less attractive for a ROFR. So yes.
