I was frustrated by the delay between my returning closing docs and the ultimate closing date, some of which was sellers but some of which also seemed to be the closing company. But that said, it's hard to complain about or expect better than 58 days round trip. Glad this is done!

Just an update now that Im home and no longer under the influence of the beach or alcohol, my seller is also international and thats why FIRPTA. FWIW Fidelity did not disclose to me that seller was international in the listing. So now we have HARPTA and FIRPTA
Same thing just happened to me with Fidelity. Didn't find out the seller was international until closing documents provided their address. FIRPTA explanation came after we wired funds to closing company. Things are proceeding fine but it would have been nice to know and have an explanation ahead of time.

Yes I agree. I would’ve still bought this one since it was a rare contract but FIRPTA is not something everyone is comfortable with and they should really be disclosing it in the listing like other brokers.

Everything is complete! Even though ROFR was 26 days (longer than average from prior months) the whole thing took only 49 days until points were in my account. I would absolutely recommend the broker and title company I went through. I was hesitant about the broker because I really wanted to go through the board sponsor since I love the DVCFan podcast, but in truth I dealt with the Title Company more than I did the broker, so it really didn't matter who listed the contract. From what I read here, the Title Company can make or break the good experience. Plus having a seller that completes their part quickly, which I was also blessed to have.

Done! Points were in our account when we woke up this morning. Trip booked, sigh of relief!

Congratulations! Yeah…broker is not nearly as important as the title company, except in how they treat you during negotiations (and also how stringent their rules for title companies are — you legally should be able to choose any title company you like but some brokers try to restrict the title company you use, presumably to make more money. I would use most brokers if they had the contract I wanted.

We were only able to use our small BCV points every third year, as it wasn't enough to book a lengthy stay.
We picked up a Loaded BWV contract during COVID, and love it almost as much, and the BWV points are even better in January.
& When we can't get standard view at BWV, we can switch over to BCV for the same points as P/G or Boardwalk Views.
So we are happy with our decision, and will continue to stay at BCV periodically. (SAB is the only thing I will miss, just a little) :)

I think Boardwalk is a great choice for a lot of people. The only reasons I chose Beach Club instead are because
1. We have stayed there and liked it
2. My kids love Stormalong Bay (I’ll be real; it isn’t as relaxing for me though! lol)
3. Dedicated 2 bedrooms make 2 bed availability a lot easier!
4. SLIGHTLY closer to Epcot for after hours food!😊
5. There is quick service right there so I don’t have to venture far outdoors for food in case of poor weather. It isn’t good quick service, but it does exist.

I do think Boardwalk is the better value though!

buyer/seller took less than a day total, Disney took 35 (ROFR+adding points, IF broker sent on the days they said), broker took 18 days to close and send for recording. So overall, it was not bad, but I would have been able to book 2 weeks sooner with any other broker, which actually did make a difference in our travel dates next year in the end. Not a big deal but stressful in the moment. If they had done closing and sent for recording same day (like many do), the whole process would have been just over a month.

We are in the BCV camp for the exact same reasons. Except our kids are adults now and no longer use Stormalong Bay (happy dad). Yes very poor quick service. We run over to the Fountain at the Dolphin they use to give a DVC discount (dad likes discounts) but that stopped when they switched owners.
