Closing Time!

Congratulations! Very happy to see this saga is finally at an end. 95 days is crazy under any circumstances, but even worse when a month and a half of it was the seller dragging their feet (and most especially if they were hoping you would bail out so they could try to sell for a higher price after PVB jumped up). Kudos to you for digging in and getting the last laugh--and a great contract!

In other good news I was able to book a nights stay after our October cruise, Columbus Day weekend. I even got almost exactly what we wanted!

🤣🤣🤣 I love it! It would have been very entertaining to see the look on their faces when they finally realized the siege could not be broken and they had no choice but to run up the white flag (and actually stand by the contract they signed in the first place).
So great to hear too after all that you were still able to get almost everything you wanted!

Double fail on this transaction.

I guess I got lucky as out of 6 acquisitions it's the only one I experienced issues with.

First fail, closing company took 19 days somehow to send closing documents.

Second fail, the seller lied about banking 2023 points into 2024 as requested by me. Disney wouldn't let them because they have not yet paid in their 2024 dues. I found out when I checked with the broker when I received the closing documents because verbiage on points distribution had suddenly changed.

It's a December UY contract, banking deadline is July 31st, so I was really pissed.

The broker and closing company said they would wire the money to Disney within 2 days of receiving funds and closing documents, at which point Disney will unlock the account and allow banking. Seller must obviously do this ASAP because I will not have access before the deadline with current delays.

They confirmed receiving my funds and my closing documents yesterday, as of this morning they are still waiting on seller.

My purchase has also been processing quite quickly but now I have to wait for a week for the sellers to get the papers notarized. It‘s no problem for me but still hurts a bit.

Congrats! This is what a timeline should look like. I’m sitting at 45 days and haven’t even closed yet due to a horrible title co. Can’t believe I’m paying for such bad service.

For future reference, I always use Julie LaCagina with First American's Hawaii Resale Team. She is super fast, super responsive, and located in Honolulu so she's a local. I would almost call her the Cammy Smith of Aulani title.

I just put in an offer on Aulani and if they made me use TRCS I wouldn’t buy no matter how good for deal it was. Thanks for the recommendation, if my offer is accepted I will use her.
