My ROFR passed yesterday. The title company said they would send me the closing documents today or tomorrow. As a buyer what do these documents entail. They said I can sign them online. Then send them back. ??? Is this easy? Then I’m supposed to wire the funds to the title company. Do I do this before seller submits their papers or do I wait til all papers are in?

It's standard stuff like an escrow agreement, a buyer's closing statement showing what you're paying and where the funds are going (seller, fees, taxes etc.), and probably wire instructions. If you're closing Aulani resale you'll also need a notary.

You can send the funds if it's all ready to close so you're not the one slowing things down. Presumably the seller wants to get paid, so they'll be quick with the documents too (doesn't happen always).

I personally sign electronically and ask the closing company to let me know when the seller has completed their part to wire the funds. Once a seller took their sweet time to sign and I didn’t love having all that money in a (relatively safe) limbo.
