so we received an email on the 12th from the title company that all docs and money was received. According to them they are waiting in disney to confirm points before they file with the county. I haven't heard anyone mention this step and its added 10days and counting. I just want my points so I can check availability for a January and April trip! Anyone else run into this?

That is the estoppel process - it's Disney verifying that everything in the contract matches up as it should. And it's also a process that DVC has greatly slowed down on in the past year or two.

I thought estoppel happened before the docs and money was received?

Nope

There's one title company that does a double-check with Disney. It shouldn't be necessary, but, based on another recent thread here, it might be a good idea.

Unfortunately you have to wait for Disney again after estoppel. After the deed is recorded, they have to send you a membership number and load you account with points.

Probably another 6 weeks until your points arrive.

No this is different we already passed estoppel

Correct!

Nope

Well I sort of thought the same thing but the other thread mentioned it happened after the documents were filed with the county so even this extra step wouldn't have prevented it.

Doesn't sound like every company does this part though. We passed estoppel faster than this process. It was never mentioned to me so when they confirmed the documents were received I thought we were in the final stretch! Oh well guess I'll just keep waiting. DVC resale / the great wait!

Exactly. I argued with the title company, telling them it was pointless. It seemed to add 10 days to the process.

Can I ask what your time frames were? My ROFR was waived quite quickly and I'm hoping for the same thing with estoppel. My ROFR was waived on 9/20.

My ROFR was passed on Sept 2, and I'm still waiting for the estoppel, as it is 3 weeks today.

Oh, if you already passed estoppel, you are much closer. When the transaction closes, the deed needs to be recorded with the Orange County Comptrollers office. If you're really curious to see if your deed is recorded, you can actually search for it.

Once the deed is recorded, takes about 3 weeks from there. Disney will create the membership number and mail it to you, then you call MS to create an online account. Then you're on your way.

8/4 sent to Disney for ROFR
8/15 ROFR waived
9/6 Closing docs received
9/12 all closing docs & money received by title co from seller and buyer
Now waiting on Disney to confirm points so they can file the deed with the county.
