Closing Costs on Direct Purchase

Can anyone provide any insight into what the typical "closing" costs would be when purchasing direct through Disney (for a smaller contract/add-on type). Thanks!

Its generally around $4 per point

Plan for $150, just to be safe. I think I paid $147 for a 25 point add on.

When I did the DVC tour a few weeks ago, they quoted closing costs at $286 for a 75 point contract and $342 for a 100 point contact at Poly. This was for a new member (not sure if closing costs are lower for add-ons when you're already a member).

More a government money grab. Most of those fees cover government transactions. Disney may have just covered them themselves in the past, but then realized they didn't have to, as other closing companies were really making a money grab at $600 closing costs.

Disney did used to cover it. They didn't quite use the "we're now charging buyers the closing costs due to member request" but it was close.

That makes sense. Probably years ago when there was no resale market to compare it to, Disney ate as many of the costs as they could and built in a dollar or two per point to cover closing costs.
Now, with resale being so popular, Disney has to make their per point costs look lower in order to favorably compare. Their closing costs are still lower than resale's, so they already win there.

Filing fees to the county are like $50, the rest increases their bottom line. A few years ago they gave free one time use points, Disney cruises, and other incentives for direct buyers. Prices have increased and most incentives are gone. Now if we can get people to stop buying for awhile, the incentives will come back and the prices will freeze.

A few years ago there was also a lot less people with disposable income. I agree that Disney could offer tons of incentives to get people to join, but they have absolutely no reason to right now. I expect to see direct sale prices rise in the near future. The market just calls for it.
As owners, we should hope Disney does not offer many incentives to join any time in the near future, as they would come as a result of either a weaker economy or weakened interest in Disney World by the public.
