Closing and other costs - direct Versus resale

Are there any differences in closing and other costs in buying direct versus resale?

There is a difference in closing costs but the major difference is in the point cost.

There may also be a difference in where you buy from depending on real estate and timeshare laws.

The difference between disney's purchase price and the current market prices for the resales is so great right now that the differences in closing costs are practicially not even worth worrying about.

Yes, there is a big price difference. I'm thinking of adding on 50 pts for certain UY at SSR but am having difficultly finding through resale. Also, I notice that small contracts through resales seem to sell for a premium. Just trying to figure out how much more I would pay by adding on direct

We recently added on twice through Disney and our closing costs were minimal: $50 for a 30 pt contract and $100 for an 80 pt contract.
 
i'm confused... i thought there were no closing costs on a direct purchase????

That rule changed recently. Closing was free, then it changed and Disney now charges for closing. Not sure how much, but I agree, it's worth crunching the numbers for a very small contract.

Even though the smaller resales go for a premium, they are still considerably less costly than buying direct. Even when you take the closing costs into account, buying resale will save you money. DVC is currently selling SSR add-ons for $99/pt. You can find SSR resales in the mid-$50's to $60's.

But, it is not easy finding those small contracts. You have to watch the websites daily and be ready to strike when you see something that meets your needs. We bought a 50 point resale earlier this year and I called the same day that it was listed on the Timeshare Store website. There was one other 50 pointer listed the same day that was sale pending at the end of the day as well. One thing to consider would be to look at buying a slightly larger contract (75-100 points), which are a little easier to come by. Of course, you take on the increased cost of MF's annually.

Although it is not ideal, you could consider buying a contract that is a different UY than your current contract, if the price is right. It does add complexity to managing your points and contracts, but it may be worth the minor inconvenience to save some money.

Buying direct does get you points instantly that have the same UY as your current contract and all of the current perks and exchanges that your original contract has. For some, it is worth it to buy direct for those reasons.
