CCV Direct Buy or Resale with ROFR issues

We are interested in buying into DVC after renting points for a one-bedroom villa at Aulani a few weeks ago. After much research we are pretty well settled on CCV. Obviously, we would prefer to buy resale but looking through so many recent threads and what is available currently finding a large contract and passing ROFR seems like its going to be a big hurdle with CCV right now.
Ultimately, I think we are looking at the 300 point range (maybe a bump higher? probably needing a 2 bed more often than not).
Thoughts:
-Wait and play the Resale market with CCV? - how long could this take with the current market conditions on CCV (wild theories welcome, haha)? Looking for multiple contracts probably (one 350 would be great)? We don't need a contract tomorrow but having something in hand for the Fall would be nice
-Buy Direct (current offer as of today from our guide is $211pp) - We can swing the cost but we probably would not buy 300, that just seems like a bad decision compared with what can be purchased on the resale market?
If we buy some Direct we would definitely add-on resale. Thoughts on combination purchases on initial buy-ins?
 
We just had an offer accepted and signed our paperwork for CCV, going to ROFR is next! After reading stuff on here we are very nervous that it’s going to get taken away. But resale was cheaper than the starting point of $225 pp, Plus we really didn’t want to get 150 points, we really only needed 100.
 
Assume a 2 to 3 month process with resale to be safe. So, depending on that, you may have trouble getting a room in Fall 2022 at that resort. But, never buy for one trip.

I am not up on what the different prices would be for that many points direct, but I won’t do resale any more because I want points for not only RIV, but also for future resorts as those will be important to my adult children who want to go for many many years to come.

We also wanted access to membership perks when they are there. Just the savings on the Sorcerer pass alone for all of us is worth it as even the kids will find a way to make it valuable because they can go for short trips and not worry about cost to jump in and out of park.

Granted, perks are not guaranteed, but if they do exist, having direct points means you will be eligible vs, resale where you most likely will not.

Going direct, if the price is not huge, will get you points that day or the next, allow you to get booked, and give the opportunity to put on a Disney Visa with 6 months no interest…or another card.

Lots of pros and cons for each.

I'm with you on this. I'm not buying resale anymore for the same reason of wanting to use points at Riviera and new future resorts. The math on the Sorcerer's pass works great for us.

Also, having bought so many resale contracts, I'm tired of dealing with the extended time frame and multiple steps.
 

The larger the number the points and with a big spread between resale and direct it's pretty difficult to justify direct. Assuming you're buying CCV to mostly stay there I'll just point out that you could pay cash for the odd Rivera stay or two and still come out ahead. Plus with your resale you can stay at any of the other existing resorts. So - for the price you say you were quoted for CCV direct there's no doubt for me that I'd purchase resale. Yes it might get taken in ROFR but then you just try again. DVC never takes everything that goes to ROFR.
 
And I just checked where CCV resale is and seeing you could easily get a resale in the $165 range with no negotiating - $46/pt difference. 300 x $45. $13,500 And you can always rent out your CCV points and rent or pay cash for stays at future resorts.
 
The savings are hard to ignore. An extra $13,000 could buy me 75 more points :cool1: (*IF* that logic worked on my husband!)
I wish there were a better way to aggregate data specific to CCV on recent ROFR trends. I've read the recent ROFR thread but everyone just says there is no rhyme or reason. Is the CCV bump real or am I just hyper focused because we want to buy into this resort? When spikes in buy-backs on particular properties have been noted in the past have any correlations been linked? expectations for how long "buying sprees" last?
 
Copper Creek has direct incentives right now so I would guess that the elevated level of buybacks will continue until early March.
You can also try to find an international seller - not easy I know but if you can find one, Disney won't buy it back. I recently closed on a loaded CCV for $150pp that I bought from someone in the UK.
 
If having some direct points matters to you at all (whether or "perks" or future resorts), buy the minimum 150 at CCV which can also probably cover you for a short term trip, and then use the time while you wait on that trip to shop for a contract on resale that is the right use year and fills what you need. A little roundabout, but it sounds like you have short term trip desire which justifies some premium cost on the direct points, but you can still save a few K by filling out your contract needs through resale. Plus, it may be easier if you ever need to sell to unload 2-3 contracts smedium contracts rather than one 300 point one.

There is a fair issue with my plan in that most people suggest buying resale first for use year reasons and such, but again, it depends on how much of a premium you place on making your fall trip happen, which will be harder if you're not booking until March at the earliest.

On my contracts, I don’t see anything other than the seller names and the specific time share unit details, but I haven’t gotten past ROFR yet…. If I’m a broker, I’m definitely not advertising that the listing has an international seller b/c it screams lowball offers only.

The sponsor mentions in their listings if the seller is international. Not all brokers do. I bought my CCV from another broker and it was not listed. I asked during negotiations.

CCV is still new enough that it really hadn't been experiencing much in buy backs until the past couple of months. So it's part that it's reached that stage and part that you are focused on the resort. But it's far from all contracts being ROFR'd and there's never been any ability to determine for certain what DVC will take. My best advice is find the contract(s) that you like at the price you like and negotiate a purchase and then see what happens. Some will go thru at lower prices than some would think and some will get taken at higher prices. Monkey throwing darts really is the best description which is why I say to not even try.
