Haven’t bought recently but you can use the same brokers as everyone else. There is no special place for Canadians. Dollar has improved.
 
I closed in April on AUL for stay around points. I also had 4 other contracts Disney took in the preceding months. They were with various brokers. Went with who had the contract and where I got the price I wanted. The dollar is much nicer then when I started trying.
 
Purchasing is pretty much the same process as for Americans from what I see. Pretty easy these days especially with electronic signatures. In most cases you don’t even need a notary, especially if you are paying cash.
 

The only limitation you have as a Canadian buyer is you can’t buy an international seller contract, because it requires the buyer to have US taxpayer number.

I believe you can, but need to apply for an ITIN number for the title company to submit taxes on your behalf. I think there’s a fee to get the ITIN number and I’m not sure how straightforward that process is.

Yes you are correct, but it’s usually more hassle than it’s worth according to my resale agent and could delay closing when resale is already a long process. If you already have an ITIN number then it’s not a problem.

Yes i bought a condo in florida and a DVC contact sold the condo and i have a ITIN number bought in December from Fidelity had no issues bought another from DVC Resale had some trouble with them. They had trouble get the seller to sign off which was not there fault but what the issue was they never told me at first no communication after finding out about the issue they never gave me any updates i had to call them to find out what was going on. an email goes along way which i did but no response i had to call to get any details
 
Not recently but we bought resale in 2019...(just bought direct though yesterday, add-onitis) We save on bank fees by using a foreign exchange company online. Can try to help you if you have specific questions?
 
We are waiting for ROFR. We hope to receive good news soon!
This is our second contract purchase on resale market.
Our first contract is AKL and now waiting for CCV.
 
We bought an AKV contract and closed Xmas eve - very easy process. Anyone of the resale companies can help - it's really more important that you find the contract you want at a price that fits your budget. It took us for attempts. The first 3 contract Disney ROFR (all SSR), then we moved to AKV and passed! So, pack your patience.
