I emailed my guide earlier this week, for any info. on when sales would begin. He said he didn't know yet (yah, right), but they were predicting 12-18 months to completion. I'm keeping my fingers crossed that they'll offer it for sale on the DVC members cruise!
I'm quite sure your guide is correct when he says they don't know yet. They keep the guides in the dark on purpose. It keeps the "rumors" down a bit. I think when they start offering depends on what the timeshare laws allow in Hawaii.

Sales cannot/will not begin until the resort has been declared into DVC and some of the "units" have been declared into DVC inventory for sales. Even though it has been announced as a DVC resort, it is not official until these events take place.
Eagle Pines was announced as a DVC resort and construction even began, but the resort never came to fruition. DVC announced a resort to be built in Newport Beach, CA - whichwas never built. The land for Eagle Pines has been sold to Four Seasons and the land for Newport Beach was sold to Marriott.
While I fully expect Aulani to eventually become a DVC resort, nothing is final until it's final!

Wasn't is said that California's laws prevented selling a timeshare (VGC) until the calander year in which it would be occupiable? Depending on laws there may be no Hawaii sales until 2011. DVC could, of course, create another "first chance" club like VGC for WDW buyers this year, but that was a mostly failed experiment.
